Each year REALTORS® recognize the significance of this event and reconfirm our commitment to upholding fair housing laws as well as our commitment to offering equal professional service to all in their search for real property.

NAR Safety Webinar ~ Tuesday, April 21st

Adrian Manzanares, a law enforcement officer turned real estate broker, will share strategies on staying safe in an April 21 webinar for REALTORS®. Strategies include situational awareness, position advantage, and command presence. Share registration link. RANW Bylaw Change Approved by RANW Board of Directors March 31, 2015

RANW Bylaw Change Approved by RANW Board of Directors March 31, 2015 to incorporate changes approved September 25, 2014

Amendments to the Bylaws are approved by the following process:
Article XVI Section 1a: Upon approval of amendments by the Board of Directors, such changes shall be noticed to the membership. Within thirty (30) days from the date of publication, all amendments shall automatically go into effect provided no petition from the membership has been received. If a petition signed by five percent (5%) of the members eligible to vote is received by the Association within thirty (30) days from the date of publication, the amendment(s) in question shall be submitted to the members for a vote, either at a membership meeting, or for a ballot vote by mail, at the option of the Board of Directors. Article XVI Section 3:Amendments to these Bylaws which are mandated by the National Association of REALTORS® shall become effective upon their approval by the Board of Directors at any regular meeting of the Directors at which a quorum is present.

Winnebago Floodplain Information Assistance

The Winnebago County Zoning Office will provide assistance to persons inquiring about floodplain property within the unincorporated area of the County.  This is not a floodplain determination for the purpose of determining if flood insurance is required.  The information must be obtained in person in order to locate the property.  The following will be provided:

Affordable Homes Tour ~ Saturday, April 25th in Green Bay

The REALTORS® Association of Northeast Wisconsin, WHEDA, the City of Green Bay, Money Smart Week, The Green Bay Press-Gazette, and NeighborWorks Green Bay have teamed up to host the Annual Tour of Affordable Homes on Saturday, April 25th. The self-guided tour will take place Money Smart Week Green Bay which will also feature Homeownership classes in March and April.

Mapping Listings

As more and more members are making sure to save their own mapping on their listings, the map-based search becomes more and more reliable, but there is still room for improvement.
When listings are manually mapped, they are guaranteed to come up in the correct location on the map based search and map displays. Only when manually mapped will listings have mapping available for them in WIREX and have the mapping coordinates shared in RANW MLS data feeds. This is extremely important, as members are using map-based searches as part of their Prospect criteria, and members of other MLSs who use WIREX are searching for properties for their buyers as well.
As of March 27, 2015, mapping statistics are as follows:
~ Total Active Residential = 7007 (4347 were Manually Mapped)
~ Total Active Duplex/MultiFamily = 505 (296 were Manually Mapped)
~ Total Active Vacant Land = 5194 (3308 were Manually Mapped)
~ Total Active Business/Commercial/Industrial = 578 (340 were Manually Mapped)

"Why Isn't My Listing Active Yet?"

Listing Maintenance users often call to ask "I saved my listing as Unconfirmed - why isn't it in the system as Active yet?"  Remember, you do have to upload your Listing Contract pages (first and last page of a standard contract) in order for your listing to go into the "to be reviewed" list for our Data Entry staff. Until the Listing Contract is uploaded, the listing will not be reviewed.

Once the Listing Contract has been uploaded, how long will it take to confirm the listing?
It can take anywhere from 30-90 minutes for your listing information and contract to be pulled into the MLS Data Checker program. Once the listing and contract have been received, Data Entry will be able to review your listing - but there be many listings ahead of yours. All listings are handled in date/time order during regular business hours. If you saved the listing and uploaded the listing contract over the weekend, date entry will review and confirm your listing the next business day.

What other items might delay your listing going live in the system?
~ Listing Price on the data sheet or in Listing Maintenance does not match the Listing Contract
~ Municipality entered on the data sheet or in Listing Maintenance does not match the Listing Contract
~ List Date and/or Expiration Date entered on the data sheet or in Listing Maintenance does not match the Listing Contract
~ Public Remarks entered on the data sheet or in Listing Maintenance contain information not allowed by MLS Rules
~ One or more data fields or coded features has "Other" selected, but a description of the "Other" item has not been included in the Public Remarks section of the data sheet or Listing Maintenance
~ Particularly for Listing Maintenance offices, make sure your Listing Contract or Amendment is uploaded under the correct category, and upload it AFTER you enter and save any changes to your listing.

Report Your Pending Date Accurately

Pending (MLS definition): Accepted offer with no contingencies; it is ready to close.
Listings that are Pending (all contingencies have been met) should have the status change reported to MLS within 3 business days per MLS Rules. The Pending Date and Closing Date should not be reported as the same date, and members should not wait until a listing closes to report it as Pending.
Reminder: Days on Market are calculated from the List Date to the Pending Date. When members delay reporting the Pending status, the Days on Market are not calculated correctly. Please make your comps and statistics accurate.

MLS Stats

Don't forget - "MLS Stats" are available to MLS members - it allows members to quickly and easily pull statistical reports from the MLS data. Under the Misc menu, or by using the MLS Stats button on the right side of the My InnoVia screen, members will log in to the stats program with their InnoVia login and password, and then choose from a variety of reporting options.

Commercial Meeting ~ Tuesday, May 5th

RANW will be hosting a meeting for all commercial real estate brokers on Tuesday, May 5, 2015 from 9-10:30 am at RANW.
The purpose of the meeting is to discuss the role the commercial real estate community can play in current and future economic development efforts in Northeast Wisconsin. Specifically, we will be hearing from several guests on the following issues:

~ How can the commercial brokerage community help and work collaboratively with our ED partners?
~ What collaborative efforts are taking place in other areas of the country that could serve as examples?
