If you know a REALTOR® or Affiliate member of RANW who has made an outstanding contribution to RANW through committee work, leadership, board activity, or state or national achievements and involvement, please nominate them for an award by contacting Kiley at kmroczynski@ranw.org. Nominations due by July 6th.

Update on Form Revisions, New Forms and Anticipated Future Changes

Recently the Real Estate Examining Board (REEB) created the new WB-28 Cooperative Agreement. This form is available in zipForm only and has a Mandatory Use Date of 4/16/15. This form satisfies the statutory requirements necessary for a Wisconsin broker to enter into a cooperative agreement with an Out of State Licensee (OSL).  The rules allow OSL participation in purchases of Wisconsin properties, while keeping the Wisconsin broker at the helm of the transaction and protecting both the consumer and the integrity of the transaction. The new Wis. Stat. § 452.137 and the new WB-28 will serve to stop OSLs from providing brokerage services in Wisconsin when they do not hold a Wisconsin real estate broker's license, unless they are parties to a cooperative agreement.

Updates have also been made to the WB-35 Simultaneous Agreement. This form is available in hard copy and will be included in zipForm within the next two weeks. It has an Optional Use Date of 5/1/2015 and a Mandatory Use Date of 7/1/2015. Modifications enhanced the ability of exchange practitioners to readily use the form for two distinct parties and included adding a Condominium Provisions Section and updating the delivery section to mirror the section found in the offers. Property owners engaging in an exchange rather than a sale are often seeking the beneficial tax treatment and a Tax Qualification Contingency is included to confirm the transaction meets the requirements of an IRC § 1031 like-kind exchange. The following forms are on the tentative agenda for revisions later this year. Upcoming statutory changes to chapter 452 of the statutes will be reflected into the revisions. Email as a form of delivery will also be added to the agency agreements.

Map-Based Searches

The best way to pinpoint locations for your client's searches is to use a Map-Based Search. Using the Polygon, Circle, and Rectangle drawing tools allow you to specify an exact area (or multiple areas on the same map) where properties will be located in your search results. This new feature adds to the elevated visibility of listing firm and agent names directly under the photograph on each listing display, and full display of up to 36 photos, a marketing paragraph, agent contact information, showing details, open house dates and more.
Additionally, all listing firms and their agents will now be able to better understand the exposure of their listings to the millions of transaction-ready home buyers on realtor.com® through a new listing dashboard that includes how often a particular listing has shown up in realtor.com® local search results, how often a listing has been viewed, and how many potential home buyers have inquired about the listing. And finally, all listings on realtor.com® will include the applicable MLS copyright information giving home buyers confidence when searching that the data is accurate and up to date. The MLS copyright feature will be live by the end of July and the listing dashboard by the end of August.

Attached is a flyer with some tips and answers to frequently asked questions about using the eKEY Fob with the eKEY app on a smartphone or tablet.

Supra Maintenance Reminder - ALL TYPE OF KEYS

On the last Tuesday of every month, Supra will be conducting routine maintenance at their data center.  We expect the outage for key syncing to be less than 1 hour but you could experience intermittent outages during the entire maintenance window of 7:30pm to 10:30 pm.  The dates for summer are June 30th, July 28th and August 25th.

Lockbox Troubleshooting

Unresponsive LockBox
• The Shackle or key container is jammed
• There is poor communication between the lockbox and your key
• The lockbox has failed

Jammed Shackle
1. Grasp the lockbox in one hand and the shackle in the other
2. Move the shackle from side to side and up and down to see if you can loosen it, then try to release the shackle again.
3. Push down on the shackle and up on the bottom of the lockbox, as if you were trying to close the shackle, and while keeping the pressure on, try to release the shackle again.
4. If you cannot release the shackle, contact the RANW for further instructions.

Jammed Key Container
1. Grasp the lockbox, with one hand reach under the lockbox and try to wiggle the key container to loosen it, and then try to obtain the key again.
2. If it appears that a house key is jammed between the lockbox and the key container, AND the lockbox is yours; try sliding a thin strong object such as a metal fingernail file up between the inside of the lockbox and the key container, to dislodge it.
3. If you are unable to loosen the key container, AND the lockbox is yours, remove the lockbox from the listing and contact the RANW for further instructions.  NOTE:  If the lockbox is NOT yours, please contact the listing agent and let them know there is a problem with the lockbox.  Please do not attempt anything that could cause damage to another agent's lockbox.

Poor Communication
1. Polish the infrared lens on your Display Key (not applicable to eKEY) and on the front of the lockbox with a dry cloth.
2. Try to shade both the infrared lens on the box - infrared communications work better in less light.
3. Hold your key 4 to 8 inches from the front of the lockbox and point your key (or fob) directly at the infrared lens on the lockbox, just like a TV remote.
