RANW Addenda A and BThe updated RANW Addenda A and B to the Offer to Purchase have been released on zipForms. Training sessions by WRA Attorney Debbi Conrad were held in April in Oshkosh and Green Bay and two sessions will be held in Appleton on May 6th with Michael Sewell.
The new carbonless RANW Addendum A to the Offer to Purchase, and Addendum B to the Offer to Purchase Rev. 2015.02 are still available in carbonless forms as well. (RANW Addendum to WB-41 Notice to Offer is only on zipForms). Call RANW to order.
Thank you to the RANW Forms Committee for their efforts and partnership with WRA, especially Attorney Debbi Conrad on these valuable tools for RANW members.
To update your zipForms:
1. ZipForm 6 Standard users will need to manually update in order to get access the changes.
2. The dates in the search column will likely be cut off, but users will be able to see the full title of the form if they hover their mouse over the search result.
3. To differentiate between forms look at the product code. zipForms can't have two of the same product codes uploaded at the same time, so the 2011 forms will have the letter T after them (example: WRA-NE41T, WRA-NAT, WRA-NBT)
The old RANW Addenda version (rev. April 2011) was added back to zipForms through May, 2015, to allow companies adequate time for their own review and company training on the new RANW Addenda. Update your Photos for Spring / SummerDoes your listing still have a winter photo? Or an early spring photo showing trees with no leaves? It's time to update your listing with fresh, new images. And when you're updating those photos, don't forget to label your photos with a description. This descriptive text does appear on the Customer with Gallery display, and is a great way to highlight features of the home.
Note: If you update your photos, but are still seeing the old photo when you look at the displays - make sure you log out of InnoVia and clear your temporary Internet files, cookies, and history. When you log back in you will see the new images. Listing photos are updated via the Listing Inventory Report; instructions can be found here. Reminder: MLS Area Field is Going AwayMLS Area is one of the fields that will be deleted in upcoming changes to the MLS database. There is no date available yet as to when these changes will occur.
In preparation for this change, MLS recommends that members begin using other geographic search fields such as County, Municipality, Municipal Sub-Area, School District, Zip Code and/or a Map-Based Search for all saved searches including Prospects and Hotsheets. Other data changes will be announced soon; watch for more information. Avoid Common Errors That May Hold Up Your MLS ListingsThe RANW MLS Data Entry department enters new listings and listing changes for many of our MLS companies, and reviews and confirms listings for those MLS companies using Listing Maintenance. They wish to remind all members of some common issues they encounter. Take a second look at your listing submission or change, and make sure you are representing your seller's property accurately:
~ Listing Price on the data sheet or in Listing Maintenance does not match the Listing Contract
~ Municipality entered on the data sheet or in Listing Maintenance does not match the Listing Contract
~ List Date and/or Expiration Date entered on the data sheet or in Listing Maintenance does not match the Listing Contract
~ Named Exceptions are included on the Contract, but read "No" on the data sheet or in Listing Maintenance
~ Public Remarks entered on the data sheet or in Listing Maintenance contain information not allowed by MLS Rules
~ One or more data fields or coded features has "Other" selected, but a description of the "Other" item has not been included in the Public Remarks section of the data sheet or Listing Maintenance
~ Upload each PDF document individually under its own descriptive title instead of scanning multiple documents into one file. For Listing Maintenance offices, make sure your Listing Contract or Amendment is uploaded under the correct category, and upload it AFTER you enter and save any changes to your listing.
~ Mapping: Make sure the property's Geo status shows as an "O" by manually mapping and saving the listing location. Remember, if any address field needs to be corrected, the mapping will revert to an automated status and you’ll have to re-do your manual mapping. RPR: How to Customize a Report Cover Photo As of the January 2015 RPR Release, REALTORS® can now customize the cover photo of their Property, Mini-Property and Seller's reports using either the RPR website or RPR Mobile™. Click here for instructions and video.
