Notice of Annual Meeting and Election of Directors ~ Thursday, September 24th

Elections by voice or hand vote on Thursday, September 24, 2015
Location:  Timber Rattler Banquet Facilities, Appleton
Annual Meeting:  11:30 a.m. - 1:15 p.m.

The election of Directors for the 2016-2018 Board of Directors shall take place on Thursday, September 24, 2015, at the Timber Rattler Banquet Facilities, Appleton, WI, during the Business Meeting beginning at 11:30 a.m.  Elections shall be by RANW REALTOR® Members by voice or hand vote, or by ballot if there is more than one nomination per Director position to be filled; and all votes shall be cast in person. Any ballot shall contain the names of all candidates and the position for which they are nominated. Nominating Committee Slate is to be announced no later than three weeks preceding the Election. Additional candidates for the offices to be filled may be placed in nomination by a petition signed by at least 10% of the RANW REALTOR® members. The petition shall be filed with the Secretary at least two weeks before the election at which time REALTOR® members will be notified of such additional nominations.  No write-in nominations or nominations from the floor shall be accepted (ref: RANW Bylaws Article XI Section 4).

Coming Soon! Real Estate License Numbers in InnoVia and RANW Online Directory

The new TRID regulations require the title companies to collect Broker and agent real estate license numbers for closing documents.  RANW is looking to assist the members and is working on including real estate license numbers as part of the agent display in InnoVia and also in the online RANW Membership Directory on ranw.org by the end of September - watch ranw.org for updates.

Bylaw Changes

RANW Bylaw and Membership Policy Addition Approved by RANW Board of Directors March 30, 2015 - new language in bold and underline

Addition to the Bylaws are approved by the following process:
Article XVI Section 1a: Upon approval of amendments by the Board of Directors, such changes shall be noticed to the membership. Within thirty (30) days from the date of publication, all amendments shall automatically go into effect provided no petition from the membership has been received. If a petition signed by five percent (5%) of the members eligible to vote is received by the Association within thirty (30) days from the date of publication, the amendment(s) in question shall be submitted to the members for a vote, either at a membership meeting, or for a ballot vote by mail, at the option of the Board of Directors. Article XVI Section 3:Amendments to these Bylaws which are mandated by the National Association of REALTORS® shall become effective upon their approval by the Board of Directors at any regular meeting of the Directors at which a quorum is present.
ARTICLE IV - Membership, Section l.
e)  Charitable Organizations
Charitable Organization Members shall be individuals who are interested in the real estate profession as employees of or affiliated with non-profit 501(c)3 non-profit charitable organizations, who are not engaged in the real estate profession on their own account or in association with an established real estate business as otherwise defined in this Section. Charitable Organization Membership is not intended to be a conduit for charity fundraising, but rather for reasons related to the real estate industry.


On March 30, 2015, the RANW Board of Directors approved the following addition to the MEMBERSHIP POLICY
Charitable Organizations
Charitable Non-Profit 501(c)3 Organizations:  Charitable Organization Member services shall be limited to attendance at RANW Membership Meetings and receipt of the RANW newsletter, and to membership on committees open to Affiliates. They may not vote or hold office.  Charitable Organization members who join RANW will be charged local dues in an amount as approved by the Board of Directors. Charitable Organization members who wish to join WRA will be subject to WRA's policy and categories of membership, and any dues that may apply.

Important Updates from RANW Forms Committee

The RANW Forms Committee reviewed and conferred with WRA Attorney Debbi Conrad on the recently updated RANW Addenda to make sure they did not need any immediate tweaks relative to the two recent legislative changes:  1) Wisconsin's Time of Sale and 2) TRID and 3) Other input from members using the forms.
The Committee is pleased to report that the current RANW Addendum A and B do not need any tweaks and may be used as they are.  Also there was no input received from members regarding the new Addenda that needed action; all was favorable with the use of the new forms.

August marks the last month of RANW's official Direct Giver fundraising season. Although you can contribute to Direct Giver anytime during the year, we try to wrap up contributions before fall which starts RPAC fundraising season.
So, if you are one of our loyal yearly contributors to Direct Giver, or are thinking of becoming a Direct Giver this year, please try to get your contributions in this month!

RPR Mobile™ is now optimized for iPad and Android Tablets. The new refactored design makes it a snap to show clients the complete story to any U.S. property. The lightweight, always-on nature of Tablets matched with the power and depth of the RPR Mobile app create a winning combination for REALTORS®.
The newly optimized version of RPR Mobile delivers a reworked home screen that includes a larger map, wrapped with local market trends and sales activity. It’s easy to imagine engaging your clients with the maps, even pressing into recently listed or sold properties when they want to know more.
Another cool feature of the enhanced Map view is the ability to view properties in list view, —which makes sorting a breeze. A simple swipe to the left on any property shows buttons to add a note, create a report, call the listing agent, and save the property for quick access later.
By simply pressing on a property, the full property record will appear, highlighting owner info, tax, mortgage, historical and distressed data, and school information. Then easily send any of this information in a client-friendly report, branded with your photo, logo and contact information.

Are You Missing Available Listings? Try WIREX!

If you're looking for property on the fringe of the general RANW MLS area, please remember to check WIREX. MLSs do not have set geographical boundaries, so the fringe can be somewhat blurry. When in doubt...check WIREX. It's free!
All members of RANW MLS have access to MLS listings from other MLSs in Wisconsin through the WIREX search menu in InnoVia. Currently, there are 80,000+ active listings in the WIREX database. WIREX covers most of the counties throughout the state of Wisconsin (with the exception of Florence, Forest, Iron, Langlade, Lincoln, Oneida, and Vilas Counties).
To access WIREX, simply select the WIREX tab on InnoVia's menu bar. Although the search screens in WIREX look just like regular InnoVia search screens, remember that not every MLS shares every searchable field with WIREX. Members should search broadly with minimal criteria selections at first, and then determine whether to narrow down their search results by selecting other criteria options.

Report Status Changes (Offers, Pending, Closings) Within 3 Business Days

Per the RANW MLS Rules and Regulations, all status changes need to be reported to MLS within three (3) business days. This applies to:
~ Offer Status: Offer with Bump, Offer with No Bump, and returning a listing to No Offer when a contingent offer falls through (this listing status shows only on InnoVia - no on public websites);
~ Pending: when all offer contingencies have been met and/or when showings are no longer being scheduled;
~ Reporting Closing information
Listings should not be left in an Offer Status of with- or without-Bump until the Closing date. If showings are no longer being scheduled, that listing should be put into Pending. If a listing is put into the Pending status and the offer falls through, the listing can be brought back on market and once again appear Active, and the time it spent in the Pending status does not count toward the Days on Market.
When reporting your Sold Info, don't forget to provide the MLS with an explanation if a listing sells for more than, or significantly less than, the listing price.  This price difference could involve competing offers, seller concessions, etc. that other members need to know about if they are thinking of using your listing as a comp.

MLS Stats

Don't forget - "MLS Stats" are available to MLS members - it allows members to quickly and easily pull statistical reports from the MLS data. Under the Misc menu, or by using the MLS Stats button on the right side of the My InnoVia screen, members will log in to the stats program with their InnoVia login and password, and then choose from a variety of reporting options.

RANW MLS Annual Lockbox Audit Postponed to February

RANW MLS is pleased to announce that we are postponing the annual Lockbox Audit from August, 2015, to February, 2016, knowing that this year's selling season is still going strong and your time is especially limited.
The Audit report will be sent out to companies via email on February 1st, to be completed and returned by March 31st, 2016.  
If you want to see a list of your current lockbox inventory you can do so via SupraWEB any time.  Brokers have access to view all of the company's lockbox activity as well as their agents' key activity for their offices. Instructions for setting up SupraWEB are included in the link below. Info regarding Keybox Assistant, which can help you track your lockboxes, is also included in a link below.

Make Sure to Carry Spare Fob Batteries

If your fob battery is getting low it should flash green when you first turn it on and then it should flash red. The fobs that were given out last year during the promo that are smooth on the back side require 2 CR2016 batteries. The newer fobs that look the same but have 3 bumps on the back require 1 CR2032 battery. For more info regarding your fob/eKEY, please click on the links below.
Also, you are able to purchase a second fob to have as back-up. The cost of a new fob is $55 + tax. Broker's/Office Managers can purchase a fob to have one at the office as back-up as well.

SupraWEB - Please Set it Up!

Please take a minute to set up SupraWEB before you need it! You will need to know your eKEY serial number (located at the top of the screen when you open the eKEY app) & PIN code.  You should store your serial # and supra support phone number (877-699-6787) in your contacts for quick reference.
If you get a new phone and need an authorization code to activate the eKEY app or you need an update code you can get it on SupraWEB at any time. Supra Support is also available 7 days a week from 7am-10pm. RANW Staff are available 8:30-5:00 M-F.

Manually Update Your eKEY and Showing Activity Setup

eKEY Manual Update
Occasionally members may need to update their eKEYS manually.  Click on  Manual Update instructions for step-by-step instructions for the eKEY app.  The app can have slight variations depending on what type of phone they have.  Members can also get eKEY instructions directly on their phone(which is specific to what type of phone they have) by clicking on the icon on the second page of the app with the book, magnifying glass and question mark labeled "help". This gives info on how to manually update their phone in the event that it doesn't do so automatically; and includes a direct link to KIM voice to get update codes.

Showing Activity Setup
As a listing agent, there are several ways to see who has shown your listings. To view this showing information the iBox placed on your listings needs to be in your keybox inventory. Manage the keybox inventory on the eKEY app or at the Supra website, and any changes will be synchronized during the next eKEY app update. Click on Showing Activity Setup instructions and scroll to page 2.
