April 2016 marks the 48th anniversary of the 1968 landmark Fair Housing Act. Each year REALTORS® recognize the significance of this event and reconfirm our commitment to upholding fair housing laws as well as our commitment to offering equal professional service to all in their search for real property.

Bylaw Changes

RANW Bylaw and Membership Policy Addition Approved by RANW Board of Directors July 22, 2015 - new language in bold and underline

Addition to the Bylaws are approved by the following process:
Article XVI Section 1a: Upon approval of amendments by the Board of Directors, such changes shall be noticed to the membership. Within thirty (30) days from the date of publication, all amendments shall automatically go into effect provided no petition from the membership has been received. If a petition signed by five percent (5%) of the members eligible to vote is received by the Association within thirty (30) days from the date of publication, the amendment(s) in question shall be submitted to the members for a vote, either at a membership meeting, or for a ballot vote by mail, at the option of the Board of Directors. Article XVI Section 3:Amendments to these Bylaws which are mandated by the National Association of REALTORS® shall become effective upon their approval by the Board of Directors at any regular meeting of the Directors at which a quorum is present.

WCIE Bylaws Article V. Section 3.
Remove references to an Orientation requirement.  The section deleted is the paragraph headed "Additional Qualification."

Winnebago Floodplain Information Assistance

The Winnebago County Zoning Office will provide assistance to persons inquiring about floodplain property within the unincorporated area of the County.  This is not a floodplain determination for the purpose of determining if flood insurance is required.  The information must be obtained in person in order to locate the property.  The following will be provided:

There is no better time for new agents to participate in an Association sponsored scholarship program. The Partnership for Success Program allows the Wisconsin REALTORS® Association and RANW to take a different approach to promoting diversity in Wisconsin's brokerage community. Through a partnership of the WRA, local associations, the applicant and a sponsoring broker, revolving funds for start-up costs and educational enrichment are used to help candidates of a minority race, color or national origin who have demonstrated a commitment to becoming a successful real estate licensee. Time of Sale Loophole Closed by Wisconsin Legislature

Proposal: Legislation that closes a loophole in the 2015 time of sale law by expanding the time of sale restrictions to buyers at the time of occupancy.
Bill status: Time of sale loophole closed when Gov. Walker signed 2015 Wis. Act 176 into law.

Report Your Pending Date Accurately

Pending (MLS definition): Accepted offer with no contingencies; it is ready to close. Listings that are Pending (all contingencies have been met OR the accepted offer is at a point where showings are not being scheduled) should have the status change reported to MLS within 3 business days per MLS Rules. The Pending Date and Closing Date should not be reported as the same date, and members should not wait until a listing closes to report it as Pending.
Reminder: Days on Market are calculated from the List Date to the Pending Date. If an offer falls apart at a late date when the listing is already in Pending, members can restore the listing to Active by using the Back on Market fields in Listing Maintenance, or by submitting a Status Sheet. When members delay reporting the Pending status, the Days on Market are not calculated correctly. Please make your comps and statistics accurate.

Update your Photos for Spring

Does your listing still have a winter photo? It's time to update your listing with fresh, new images. And when you're updating those photos, don't forget to label your photos with a description. This descriptive text does appear on the Customer with Gallery display, and is a great way to highlight features of the home.
Note: If you update your photos, but are still seeing the old photo when you look at the displays - make sure you log out of InnoVia and clear your temporary Internet files, cookies, and history. When you log back in you will see the new images. Listing photos are updated via the Listing Inventory Report; instructions can be
found here.

Don't forget - "MLS Stats" are available to MLS members - it allows members to quickly and easily pull statistical reports from the MLS data. Under the Misc menu, or by using the MLS Stats button on the right side of the My InnoVia screen, members will log in to the stats program with their InnoVia login and password, and then choose from a variety of reporting options. Check the 2015 year end for the entire MLS or specific municipalities.
