REALTOR NEWSAdditional Forms Updates Effective July 1st, 2016More information can be found on the WRA Forms Update Resource page. Along with these updated forms are the revised and updated agency disclosure forms. The language for these forms was also modified by the new legislation. This includes:

Landlord/Tenant Forms
Due to the recent legislation in 2015 Act 176 that modified landlord/tenant law effective March 2, 2016, many WRA forms were refreshed and updated. These include:

NAR Ethics Training Deadline ~ Fulfill Your Ethics Obligation by 12-31-16Under NAR policy, all REALTORS® are required to complete 2.5 hours of quadrennial ethics training between 1-1-13 and 12-31-16. If you do not fulfill your membership ethics requirement by 12-31-16, you will lose your REALTOR® membership and consequently your company's access to MLS if you are also an MLS Participant.

Bylaw ChangesRANW Bylaw and Membership Policy Amendment Approved by RANW Board of Directors July 22, 2016 - new language in bold and underline
Amendment to the Bylaws are approved by the following process:
Article XVI Section 1a: Upon approval of amendments by the Board of Directors, such changes shall be noticed to the membership. Within thirty (30) days from the date of publication, all amendments shall automatically go into effect provided no petition from the membership has been received. If a petition signed by five percent (5%) of the members eligible to vote is received by the Association within thirty (30) days from the date of publication, the amendment(s) in question shall be submitted to the members for a vote, either at a membership meeting, or for a ballot vote by mail, at the option of the Board of Directors. Article XVI Section 3:Amendments to these Bylaws which are mandated by the National Association of REALTORS® shall become effective upon their approval by the Board of Directors at any regular meeting of the Directors at which a quorum is present.
Bylaws Article XI - Officers and Directors: Section 5 Election of Directors
(b) The election of Directors shall take place by the end of September October of each year, either by written ballot mailed at least (10) days in advance of September 30th October 31st to members eligible to vote, or on date of the annual meeting in September or October at a time and location to be determined by the Board of Directors. If held at the annual meeting, shall be by voice or hand vote, or by ballot if there is more than one nomination per Director position to be filled. All votes shall be cast in person. Any ballot shall contain the names of all candidates and the offices for which they are nominated.

Fulfill Your Ethics Requirement with Course 4!RANW will offer a full series of Residential Continuing Education in Appleton and Green Bay in October. 2016 is the last year to completed NAR's mandated Ethics training to maintain REALTOR® membership AND December 14th is the deadline to renew any real estate licenses with the DSPS.

Calling All Direct Givers!August marks the last month of RANW's official Direct Giver fundraising season. Although you can contribute to Direct Giver anytime during the year, candidates need your financial help now, so it helps to get your 2016 money in your accounts now... Also, candidates are currently trying to raise money NOW, for the fall elections and they really could use support from your Direct Giver account.
So, if you are one of our loyal yearly contributors to Direct Giver, or are thinking of becoming a Direct Giver this year, please try to get your contributions in this month!
You can contribute in one of two ways:
1) Send a personal check payable to WRA Direct Giver (minimum of $100) and mail to RANW, W6124 Aerotech Drive, Appleton WI 54914
2) Pay via credit card online or call Jennifer at RANW at 920.739.9108 and she will call in your information to WRA. WRA Convention Auction - Your Help is Needed!As you may know, the WRA will hold its first ever online RPAC auction at the state convention, and they need your help gather auction items! The goal is to have 40 to 50 items available for this auction by late August, so WRA can include them in their marketing plan prior to the convention which is September 12-14th.
If you are willing and able to help generate items for this fundraiser, here's the flyer for this event. With your help, this can be a really fun new addition to the state convention! Election Primaries - Tuesday, August 9th Don't forget to vote in the Primary Elections to determine who will be on the ballot this November.
Since this is a Partisan Primary, you can vote in only one political party which you can declare on the ballot but you still have to vote for the individual candidates on the ballot. Filling in the oval next to your party choice protects your votes in case you accidentally cast a vote for someone in another party,
~ If you choose a party, votes cast in that party will be counted. Votes cast in any other party will not be counted
~ If you do not choose a party, and you vote in more than one party, no votes will be counted.
Photo ID is required.
Absentee voting is underway for the primary. August 4th at 5 pm is the last day for electors to request absentee ballots by mail for the Partisan Primary and August 5th at 5 pm is the last day electors can vote absentee in the Clerk's Office.
August 5th at 5 pm is the last day to register in person at the Clerk's Office to vote at the Partisan Primary.

MLS Changes MLS Vendors in JanuaryRANW MLS is excited to continue work efforts on the new MLS System. Implementation is expected to be in January of 2017. The new System is Paragon from Black Knight MLS Solutions, the same system used by one of our WIREX partners, South Central (Madison) MLS, as well as Central WI MLS. Uploading PDF Documents: Use Individual LabelsMLS has received numerous requests that we remind members to upload their PDF documents under the individual labels, not as one large PDF file under one Miscellaneous or Custom label. Having the documents listed individually allows a viewing member to access the information they need quickly and easily, without having to scroll through in some instances 30-40 pages. If members do want one file that combines all of the PDF documents into one for easy printing or saving, they can use the View All Public Documents link to create that file automatically. Minimum Photo Size Changing on September 1, 2016 - Why Important MLS has recommended a minimum pixel size of 1024x768 for all listing photos. On September 1, that recommendation will become a requirement. If members attempt to upload or clone a photo that is smaller than the minimum 1024x768, an error message will appear on the screen. This increase in size is needed to support the high-resolution gallery images, and will also allow a clearer image to be shared in IDX, in WIREX, and in data feeds. Listing photos will still need to be in .JPG format, and under 8Mb in file size.
Village of Fox Crossing - Update ListingsAs you are aware part of the Town of Menasha has changed to the new Village of Fox Crossing. Please see the link to the shared website of Town of Menasha and Village of Fox Crossing, and also a link that has the new Village documents and the map.
The west side of the Town of Menasha has already changed and the east side will be changed-decided this fall. The property school districts, the mailing city and zips, will stay the same, which are Neenah, Menasha and Appleton. Only the legal location of the property, which is the taxing municipality has changed.
Due to the change in the taxing municipality, if your listing falls into that section, this means that the Taxing Municipality will need to be changed in MLS on your listings. Please do this as soon as possible on your active or pending listings. You may do this yourself via Listing Maintenance in InnoVia or submit a Status Form to MLS indicating the change. If you are making the correction yourself in Listing Maintenance, please note that after selecting Village of Fox Crossing as the Municipality, you must tab into the School District field and select/re-select the School District. Upon saving the change, the listing must be re-mapped as changing an address field will remove the "manually mapped" code.
If you have recent sold listings from this area, updating of these will also benefit all members. MLS StatsDon't forget - "MLS Stats" are available to MLS members - the program allows members to quickly and easily pull statistical reports from the MLS data. Under the Misc menu, or by using the MLS Stats button on the right side of the My InnoVia screen, members will log in to the stats program with their InnoVia login and password, and then choose from a variety of reporting options.
