Disclosing Buyer Agency to Listing Broker or Seller

Does a cooperating agent have to disclose he or she has now become a buyer's agent at any time prior to submitting an offer or a second showing on a cobroke listing, or is that rule no longer in place?
A: A buyer's agent is required to disclose buyer agency at the earlier of first contact with the seller or listing broker, a showing, or other negotiations, in those situations when the property is a one-to-four family residential property. This obligation is stated in Wis. Admin. Code § REEB 24.07(8)(a) (2): "Licensees acting as agents of potential buyers of real estate that is used or intended to be used principally for one to 4 family residential purposes, who are negotiating directly with the seller or who are aware that the owner of the real estate has granted a listing broker the exclusive right to sell, shall notify the seller or the listing broker, as applicable, of the licensee's buyer agency relationship at the earlier of all of the following: a. The first contact with the seller or the listing broker where information regarding the seller or transaction is being exchanged. b. A showing of the property. c. Any other negotiation with the seller or the listing broker."

Pairing of TRID Information Sheets with Offers to End March 7th

For several months the Information for Consumers about Transaction Timing and Closings has been layered on top of offers in zipForm® where TRID rules are likely to apply. That automatic pairing will end on March 7, 2016. The Information for Consumers about Transaction Timing and Closings will, however, continue to be available separately on zipForm® as well as at www.wra.org/TRID for those who wish to continue to use this consumer education information document.

The remaining issues may be last, but not necessarily least: the Right to Rent Bill, Transportation Funding, and Broadband for Rural Areas. "Year Built" Field to be Added to MLS

Residential listings will soon have a new field in the MLS that will ask for the Year Built. This field will be optional at first, but is expected to become a required field later this year. MLS recommends that listing agents begin to record the Year Built within listing files; when the field is available in the MLS, offices will be asked to update their Active and recently Closed listings if the information is available.

Reporting Selling Information Correctly

During RANW MLS's regular monitoring of sold information, our staff may come across listings where the List Price and Selling Price are significantly different. If the reason for the difference is not noted in the Selling Information or Remarks, MLS staff will contact the listing office to inquire about this price difference. We often find that an extra lot was sold or not sold, or there were concessions that were not noted, or the Selling Price may have been entered in error.
FHA, WHEDA, and VA loans almost always have closing costs that were provided by the Seller, but members sometimes forget to include those in their Sold Information.
Because listings are used in appraisals and as comparable listings when pricing properties and creating a market analysis, it is very important that MLS data is correct and complete for all members. Forgetting to include these closing costs can skew the data as well as throw off statistical information. Please make sure that you are reporting those closing costs when entering or reporting closing information for your listing.
If you see incorrect sold information, please use the icon in MLS to report.

Listing Maintenance Authorization

Any person using InnoVia's Listing Maintenance program must be trained - either by RANW or by their office - before being granted authorization to use the program.
RANW MLS's training classes are offered twice per month at the RANW office. A per-requisite to the MLS training is attendance at a session of MLS Basics. Once Listing Maintenance training has been completed, an authorization form must still be completed and signed by the member company's manager.
Companies may choose to train their agents in-house and then submit the signed Listing Maintenance authorization form before the agent has taken MLS Basics. Attendance at MLS Basics is still highly recommended. If an agent transfers from one company using Listing Maintenance to another company that also uses Listing Maintenance the authorization does NOT transfer with them.
It is the responsibility of the agent's new company to either send them to RANW for training, or confirm in-house that their training is complete and sufficient for use of the program at the new company. The authorization form would then be completed and submitted to RANW, and the Maintenance tab would be added once again. The RANW MLS Training Class calendar can be found

MLS Stats

Don't forget - "MLS Stats" are available to MLS members - it allows members to quickly and easily pull statistical reports from the MLS data. Under the Misc menu, or by using the MLS Stats button on the right side of the My InnoVia screen, members will log in to the stats program with their InnoVia login and password, and then choose from a variety of reporting options. Check the 2015 year end for the entire MLS or specific municipalities.

Daylight Savings Time Begins March 13th!

When the time changes Sunday, March 13th, the electronic lockbox access hours will change. Currently, access hours are 7 am to 10 pm. Access hours will change to 8 am to 11 pm. Lockboxes can be programmed to allow 24-hour access or timed access for specific hours. To activate or de-activate timed access click here.

No Foolin' the Annual Electronic Lockbox Audit Due April 1st

It's time for the annual MLS audit of iBoxes. Last year's audit was successful and we're hopeful that this year's inventory verification will be as well. Many of you experienced first-hand how important it is to actually verify possession of all assigned lockboxes to avoid unexpected replacement costs now, or at the end of the lease term when they have to be turned in. Utilizing SupraWEB is a great tool to help with tracking lockboxes all year round, not only at audit time. Audit forms and inventory lists were emailed to MLS Participants on February 1st. Please submit your completed lockbox inventory form back to MLS by April 1st. Thank you for your cooperation and for your participation in the iBox program.
