NAR Ethics Training Deadline ~ Fulfill Your Ethics Obligation by 12-31-16

Under NAR policy, all REALTORS® are required to complete 2.5 hours of quadrennial ethics training between 1-1-13 and 12-31-16.  If you do not fulfill your membership ethics requirement by 12-31-16, you will lose your REALTOR® membership and consequently your company's access to MLS if you are also an MLS Participant.  ONLY qualified Continuing Education and New Member Orientation courses comply ~ see below:

DSPS Real Estate License Renewal Deadline ~ Wednesday, December 14th

The Wisconsin Department of Safety & Professional Services (DSPS) license renewal deadline is fast approaching! The DSPS requires the completion of four mandatory and two elective CE courses to renew your real estate license by 12-14-16. When licensees renew online they will be asked to confirm course title, school/sponsor, course dates and CE hours. November is REALTOR Designation Awareness Month

REALTOR® Designation Awareness Month is recognized annually in the month of November. The National Association of REALTORS® encourages members to increase their professionalism, marketability, proficiency, and income through pursuance of an officially endorsed NAR designation or certification.
There is an official NAR designation for practically every specialty area in the real estate industry. Designations and certifications are awarded by each affiliated group upon completion of required courses.

Don't Forget to Vote - Tuesday, November 8th

In case you haven't heard, we have a big election day coming up including the Presidential race and federal and state races all the way down the ticket. If you would like to know who the Association supports based on real estate related issues, please see the WRA Voter Guide. Also, if you need more information on voting and polling locations please visit the Wisconsin Election Commission Website.

Your Help Is Needed

We are entering November and have only two months to meet our RPAC Fundraising Goal for 2016. If you have not already contributed, please consider doing so today by either mailing a personal check made out to RPAC and sending it to: RPAC Wisconsin, 4801 Forest Run Road, Suite 201, Madison, WI 53704 OR paying online via credit card here.

Wisconsin's Direct Giver Program

The WRA Direct Giver Program provides an alternative to an RPAC contribution for members who wish to retain full control and direction over who will receive their political contributions and wish to give personal contributions to candidates for local and state elections and at the same time benefit the REALTORS® Association.

Direct Giver Process

1. Solicitations: The minimum contribution to the Direct Giver Program is $100.00.
2. Checks: Only personal checks (not business checks) can be used and must be made to the WRA Direct Giver Program (not RPAC). Checks can be sent to RANW, W6124 Aerotech Dr., Appleton, WI 54914.
3. Credit Cards: You may also pay on-line via credit card.

4. Control: Contributions to the Direct Giver Program are deposited in a separate bank account from RPAC contributions. Structurally, the WRA then acts like a bank, with disbursements permitted only with the explicit authorization of the contributor. That is, you retain full control on how your direct giver money is spent.
5. Directing Contributions: Contributors may at any time direct their contributions, in whole or in part, to any candidate for local, state or federal office. When disbursing funds, contributors can email or call RANW or WRA to indicate how they wish their money to be distributed.

NOTE*** For those of you who like to make a DIRECT GIVER contribution online, please make sure that you are using the WRA website option for Direct Givers. NAR does not provide an option for Direct Giver and any payments online through the NAR website will only count as an RPAC contribution and cannot be forwarded into your Direct Giver account. If you have any questions, please contact Jennifer Sunstrom at 920.739.9108 and she can assist you.

Although the 2016 election is almost here, we still need more members to become Direct Givers for 2016 to both help us meet our fundraising goal as well as to have members donations for local April Spring Elections.

Agent members of RANW MLS will soon have the option to include IDX on their agent websites (with their broker/manager's approval). New agreements should be available by the end of November -- MLS Participants will be notified.

Photos - MLS Rules 4.3

As the weather and the season changes, members are encouraged to update their listing photos. Be sure to abide by the MLS Rules & Regulations for listing photos and virtual tours (Section 4.3 of the MLS Rules & Regulations).
~ In particular make sure that your listing photos do not include "branding" such as having the company sign in the image, and that any photo used is your own or one you for which you have obtained rights to use for MLS.
~ Members may not use another member's photo from a previous listing.
~ Listing photos must be at least 1024x768 (pixel size), in JPG format, and under 8 Mb in size.
~ There is no need to downsize photos for the MLS - these guidelines will allow the majority of photos to be successfully uploaded. Review your listings and update your photos now.

Reporting Selling Information Correctly

During RANW MLS's regular monitoring of sold information, our staff may come across listings where the List Price and Selling Price are significantly different. If the reason for the difference is not noted in the Selling Information or Remarks, MLS staff will contact the listing office to inquire about this price difference. MLS often finds that an extra lot was sold or not sold, or there were concessions that were not noted, or the Selling Price may have been entered in error.
FHA, WHEDA, and VA loans almost always have closing costs that were provided by the Seller, but members sometimes forget to include those in their Sold Information.
Because listings are used in appraisals and as comparable listings when pricing properties and creating a market analysis, it is very important that MLS data is correct and complete for all Members. Forgetting to include these closing costs can skew the data as well as throw off statistical information for all Northeast Wisconsin and the state. Please make sure that you are reporting those closing costs when entering or reporting closing information for your listing.

MLS Stats

Don't forget - "MLS Stats" are available to MLS members - the program allows members to quickly and easily pull statistical reports from the MLS data. Under the Misc menu, or by using the MLS Stats button on the right side of the My InnoVia screen, members will log in to the stats program with their InnoVia login and password, and then choose from a variety of reporting options. Check the 2015 year end for the entire MLS or specific municipalities.

Lockbox Program

Don't Get Stuck Outside the Box! Keep Checking Lockbox Batteries and Work Together

Your lockboxes may be nearing the end of their life cycle. To get us through until the new boxes are in place, we offer the following recommendations:
Extra Boxes: Many companies currently have an overage of lockboxes allotted to them. Those extra boxes may have a lower battery % reading, and should be swapped out with the boxes you now have on properties. IF, however, you have boxes under 10%, please let MLS know and we will exchange those boxes for you.
At Showings:
Help extend the system for everyone -- Even if it is a co-op listing--if you see the battery % shows low, please let that listing agent know they need to replace the box ~ You would want to hear from a fellow Realtor wouldn't you?

Checking Box % With eKEY only:
1) Battery % shows in the eKEY Support or Keybox log after obtaining keys. This can be viewed by swiping to the 2nd screen and then selecting the yellow "About" button, then Logs. (all companies or agents)
2) Battery % shows after releasing the shackle (listing company/agent only)

Checking Box % With a DisplayKEY:
1) Select Release Shackle on DisplayKEY 
2) Battery % shows after releasing the shackle (listing company/agent only)

Checking Box % With SupraWEB:
Battery % shows on SupraWEB Office Keybox Reports that can be run by Brokers. It can also be seen by agents by selecting Listings and then Keyboxes.

**Important Note - SupraWEB Reports may not be accurate if agents with Display Keys are not using a cradle to update. The key has to be put on the cradle in order for the data in the key to transmit to Supra. This is a critical time for Agents to be cradling their keys if they have not been doing so, as this will ensure that Brokers can run accurate SupraWeb reports for tracking lockboxes. Many Companies have cradles at the office ~ please encourage use!

To Replace a low battery % lockbox:
If the lockbox battery is 10% or below, the Company should contact RANW MLS to ask if they can exchange box(es) with MLS. If you have questions or need assistance contact: Angela:
