REALTOR® Children Scholarship Deadline is Friday, March 10th

A membership benefit of the Wisconsin REALTORS® Association is the REALTOR® children's college scholarship. In 2017, the Wisconsin REALTORS® Foundation board of directors of the association will award ten (10) $750 scholarships to sons or daughters of Association members. Eligibility criteria
1.  Applicants must be sons or daughters of members of the Wisconsin REALTORS® Association to be considered for a scholarship award. Members must have maintained their relationship with the WRA continuously for at least three (3) years. Members must be current with respect to dues.
2.  Applicants must have applied to at least one accredited two- or four-year college to be considered. Evidence of application is required.
3.  Applicants must submit all materials to the Wisconsin REALTORS® Association by the deadline date of March 10, 2017.
4.  All scholarship awards will be paid directly to applicant.

Housing Rehab Loan Program

In 2013, the Brown County Planning and Land Services Department began to administer a housing rehabilitation loan program, funded from the Wisconsin Department of Administration and U.S. Department of Housing and Urban Development for the communities in a 10-county region of Northeastern Wisconsin.
The program provides 0% interest, deferred payment loans to homeowners making not more than 80% of the gross county median income depending on household size for home repairs, including such projects as the replacement of roofs, siding, windows, heating and ventilation, septic systems, wells, electrical, plumbing, handicapped accessibility, and lead paint and asbestos abatement. The income limits may be found at the following link
Loan payments are deferred until such time as the home is no longer the principal place of residence for the applicant (typically when the home is sold), at which time the loan becomes payable in full. Repaid funds are then re-loaned through a revolving loan program for new projects within the region. Brown County also administers a similar program for rental properties, except that the terms of the loan are 0% interest for five years with required monthly payments.

Paragon Cutover Changed to March 27th

RANW is pleased to announce that the Cutover to Paragon has been changed to Monday March 27th in the interest of our members and company vendors to allow for more transition and training time before the final switch. FAQ & Transition Guides have been updated with the new dates.  Also additional Live Training classes have been scheduled.

New MLS Paragon System Parallel and NEW Live and Webinar Training Class Schedule

Paragon has now been in parallel mode for a couple weeks and we have a several more weeks to go! This means that we are still currently operating fully in the InnoVia MLS System and only doing certain functions in the new Paragon system, including testing the data converted.  Your input and testing results have been great ~ thank you and please continue to do so!

Known Issues:
1. Searching
a. Total Baths - being added. Paragon will be adding to the Search a total bath field and display of the same. If your buyer is looking for a minimum of 1 full and 1 half bath, you would search for 1.1 total baths and would leave the maximum field open which would allow you to get more than 1.1 total baths. The decimal will mark the full and half baths. If you needed to search for at least 2 full baths and 1 half baths, you would search for 2.1 total baths. Another example for display of total baths: 3 full baths and 2 half baths it will display as: 3.2.

2. History
a. Some dates appear incorrectly. Work order open for a fix.
b. Some statuses do not appear correctly.  Example: listing is Active, but showing as Active with Offer

3. Prospecting
a. Updated to allow Active, Pending, and Sold status notifications
b. On March 3rd all your Inactive Prospects that were brought over from InnoVia and are now showing in Paragon as "Active" Status, will be corrected to reflect "Inactive" Status if they were marked "Inactive" in InnoVia.
c. If you are testing the new Prospects system in Paragon, you may want to inform your Prospective Buyers that they may get duplicates and statuses may be off.  

CMAs

a. MLS has requested that Paragon add auto calculations and adjustments to the CMA program functionality. MLS will update on the timing of this enhancement.

Photos
Please note: Photos will increase in size  for better resolution and the max photo count will increase from 25 to 60. Paragon allows up to 10 MB with a minimum resolution of 1280x960. You can also add a Photo Label and a Description for each Listing Image within the scope of current RANW MLS Rules, Section 4.

Paragon has obtained the public records from many of our municipalities; these are expected to be updated more often.

~ Action Icons - Paragon is adding more action icons to all of the displays/reports. The majority of these are for your use, but some of them are for your buyers; you can include the community profile icon for your buyer or not. Some will be working now for you and the balance will not work until cutover.

New MLS Data Fields and New Data Forms

There are new information fields in Paragon. MLS has posted the newly updated data sheets Version February 2017. There is a clean copy along with a copy with yellow highlights indicating the new fields and the changed or new Feature Sections. It is important for you to have good information to use as comps, everyone will be asked to complete the new fields, in Paragon for Active listings by the end of April and also for those Sold listings between January 1, 2016 to date in 2017.

Company Choice = Auto Populate Tax Data into Your Listings

Upon entry of listings into Paragon after Cutover, your Company can have your listings "auto-populate" the tax fields listed below from Paragon's Tax record program. Each broker may decide their own company policy to allow their agents to enter tax information manually, or to have tax fields auto-populated from Paragon's tax info. It is not a function of RANW MLS to police your company choice (companies must inform their agents of the company policy). For each listing you will be able to select auto-populate, or enter tax data manually. If you decide to allow your agents to use the auto-populate function, it will be a choice for each listing at entry. (Note: If you choose auto-populate and want to change the information, you can overwrite it while entering the listing). For companies not participating in LIM-Broker Load, you will need to indicate on the MLS Data Form if you wish to have these fields auto-populated by the Paragon Tax Program. New Data Sheets

Please see the data sheets on Paragon or on ranw.org. There is a set of blank forms, and a set that has the new or changed fields and feature sections highlighted in yellow. It is helpful to review these changes so you become familiar with the new data for searching and entering listings. Use these forms also to continue to update your existing listings and solds ~ whether or not you are using the LIM (Listing Maintenance) program.

Update Your Accepted Offer Status Within 3 Business Days

A reminder to all listing agents/companies per RANW MLS Rules:
Report Accepted Offers (with or without a bump) within 3 business days. An accepted offer requires an update to the Active status, and allows agents working with buyers to know whether an accepted offer exists. Listings with accepted offers are still Active listing, so showings will still be scheduled, and additional offers may be taken.
When all contingencies to an offer are met and/or if showings are not being scheduled, that listing should be recorded as Pending within 3 business days. The Pending status indicates that all contingencies have been met, and the listing is waiting for the closing. If something happens and the listing offer falls through, the listing should then be brought Back On Market, again, within 3 business days of that occurrence.
When a Pending listing closes, the Closing information must be reported to MLS within 3 business days.
Please note: listing changes should be recorded in the MLS in a timely fashion. A system restriction is being implemented that will not allow backdating of an individual status change date more than 10 calendar days. This means: Don't wait until the listing closes to record the Offer Status or Pending Date, or you will not be able to record these dates accurately.

Daylight Savings Time Begins March 12th!

When the time changes Sunday, March 12th, the electronic lockbox access hours will change. Currently, access hours are 7 am to 10 pm. Access hours will change to 8 am to 11 pm. Companies can decide to program the lockboxes to  24-hour access or timed access for specific hours. For instructions to activate or de-activate timed access click here.

New Members and Paragon Training/Access

When new REALTOR® members join and have been processed, they will receive an email from Cheryl in Membership including their login/password, id numbers, Orientation information, etc. Once that happens, RANW will add them to Paragon's MindFlash program.  The member will receive an email invite from Mindflash/Paragon to begin the online and/or live Paragon Academy training classes. After the member has completed the training they will have access  the MLS system.

REALTOR Emeritus Applications Due by March 24th

REALTOR® Emeritus is a NAR designation available to any current REALTOR® member in good standing who has been a REALTOR® consistently for at least 40 years in a local board and a member of NAR, who currently serves on a local, state or national association committee.  
~ Applications submitted in the years 2015 through 2019 will require proof of one (1) year of service* at the local, state, or National Association level.
* “Service” is defined as serving as an officer, director, committee member, federal political coordinator, president’s liaison or regional coordinator to a country with which NAR holds a reciprocal agreement.

In some cases, RANW does not have data from the year a REALTOR® joined, so we don't notify members.  If you feel you qualify for REALTOR® Emeritus, please contact Cheryl at
cdreger@ranw.org by March 24, 2017.  RANW will work with you to complete the application and provide evidence of your 40 years and proof of service to submit to NAR.
