Notice of Annual Meeting and Election of Directors ~ Tuesday, October 24th

Elections:  Tuesday, October 24, 2017
Location:  Holiday Inn, Appleton
Annual Meeting:  11:00 a.m. - 1:15 p.m.

The election of Directors for the 2018-2020 Board of Directors shall take place on Tuesday, October 24, 2017, at the Holiday Inn, Appleton, WI, during the Business Meeting beginning at 11:00 a.m.  Elections shall be by RANW REALTOR® Members by voice or hand vote, or by ballot if there is more than one nomination per Director position to be filled; and all votes shall be cast in person. Any ballot shall contain the names of all candidates and the position for which they are nominated. Nominating Committee Slate will be announced no later than three weeks preceding the Election. Additional candidates for the offices to be filled may be placed in nomination by a petition signed by at least 10% of the RANW REALTOR® members. The petition shall be filed with the Secretary at least two weeks before the election at which time REALTOR® members will be notified of such additional nominations.  No write-in nominations or nominations from the floor shall be accepted (ref: RANW Bylaws Article XI).

REALTORS Promise to Send Help to Texas

As the rains slowly subside in Texas and the full scale of Hurricane Harvey's destruction comes into focus, the National Association of REALTORS® is calling on members nationwide to donate funds to the REALTORS® Relief Foundation to support storm victims. The RRF, whose goal is to help families who have endured catastrophic loss, will use the money for mortgage and rental assistance. Since its launch in 2001, the RRF has raised more than $25 million to provide housing-related aid to victims of disasters around the country, such as wildfires, floods, tornadoes, and hurricanes.
The REALTORS® Relief Foundation distributes one hundred percent of all funds collected to disaster relief causes.

WRA and NAR Call To Actions

WRA Call To Action - Historic Rehab Tax Credit Program
The WRA has issued a  Call To Action (CTA) asking members to contact their legislators to request that the proposed caps on the historic rehabilitation tax credit program be removed.  The caps would prevent a number of historic rehabilitation projects from moving forward, which would limit the ability of communities to revitalize their older buildings and downtowns.  The CTA will be ongoing for approximately 2 weeks.

NAR Call TO Action - National Flood Insurance Program
NAR has issued a Call to Action asking Members of Congress to support H.R. 2874 which reauthorizes the National Flood Insurance Program (NIFP) which is set to expire on September 30, 2017. The link can be forwarded to anyone who didn't receive the CFA email.

MLS and Paragon Updates

Reverse Prospecting - will be automatically enabled Paragon will be updating Reverse Prospecting to enable reverse prospecting on your prospects automatically.  (This is same set up as in Buyer Match in InnoVia system).  The "Alias name" is what is used for Reverse Prospects, if you do not have a name in the Alias field Paragon will use the first name of the Prospect when this is enabled.  You can update the name that is in the Alias field to whatever name/nick-name of choice at any time.  You may also check to not allow or include "Reverse Prospect" for any of your Prospects, at any time. If any of your Prospects are already set to enable Reverse Prospecting, it will be ignored when Paragon enables.  Paragon is to have this working for RANW sometime the week of September 11th.

Comp Only - new status: Sold=CompOnly
We are pleased to share with you that Paragon has a new status that will allow "Comp Only" listings not to first show as an active listing - but will allow a listing to be entered as Sold-CompOnly.
The MLS Rules have allowed listings that are Comp only to be reported to MLS for many years, but part of the issue is that the listing had to first go in as Active (new) and then change to a Sold - and with a notation placed in Remarks, unfortunately this allowed the listing to go into prospect carts and out to the public data feeds and IDX…No longer will this occur.

Listing Expiration Notices
Your listings due to expire, are now showing on your calendar on your Paragon home page!

Photo Sizes for Paragon (and Zillow)
The maximum photo resolution available for uploading listing photos into Paragon is 1280x960 with a maximum photo file size of 125Kb. If an agent uploads a listing larger than 1280x960, the Paragon system will scale it down.
There is currently no minimum photo size set in the Paragon system, but MLS does, it is 1024 x 768.  Members not using the MLS minimum has caused issues with photos appearing in Paragon that look like thumbnail images on the slide show.  RANW MLS recommends that all members review the slide show after uploading photos to ensure all images will fully fill the screen. (To access the slide show, bring up an Agent Confidential or Customer Full report and click on the main listing photo.)
Small images have also caused issues with those listings that are shared with Zillow.  In order for a photo to appear on Zillow, the resolution must be larger than 330x220. If a smaller image is uploaded to a listing, it will not appear on Zillow's website.

MLS Reminders

Remember to Geo-Code Your Listings
When listings are entered into MLS, the mapping system does its best to accurately map the listing. It is part of a listing agent and company's responsibility to check and correct the mapping of each listing, and it's easy to do!
1. In Paragon under Listings > Maintain > Listings, click on the Select an Action link. 
2. When the Select an Action window appears, click on Change Geocode.
3. Click-Hold-Drag the pink circle to where the property should be located, and Save the change.

This will ensure that the Geocode Quality setting will be a "1", and your listing is sure to appear correctly on maps and in map-based searches.

Reporting Seller Concessions Correctly
Whenever there are Seller Concessions as part of a sale, these must be reported to MLS in the closing information.  The amount of the Concessions is reported in the required field Seller Concession Amount (if there are no concessions, the amount is zero), and the explanation of what those Concessions are is reported in the Misc Closed Info field.
If there aren't enough character spaces available in the Misc Closed Info field to accurately report the explanation, members should enter "See Private Remarks" and then add the correct concession explanation into the Remarks-Private field before saving the closing information.
After a listing is closed, members cannot edit the information. Double-check all closing fields for accuracy before clicking the Save button.

Do not violate MLS Rules and Lockbox Rules    
An agent is not allowed to use a MLS Lockbox to gain entry into a property OR to take the keys out of the lockbox, (even if the Sellers told you to take the keys out of the box), the lockbox is leased to the Listing Company and you must first gain permission from that company to access the MLS Lockbox for any reason. 

DOM - you are messing up your own statistics - when you accidentally enter wrong dates -
The DOM for sales are calculated by the Pending date, not the accepted offer date, and not the closing date. The RANW MLS Rules state the listing is to be placed in Pending status at the time the listing has all contingencies removed and property is waiting for the closing date.

Offer Status reporting
It is your obligation as part of the MLS Rules to report both statuses of Offer with or without a bump on your listings timely to MLS - not doing so is a violation of MLS Rules. 

Dual or Variable Rate Commission - as indicated in your listing contract must be identified on your listing in MLS per Rules, Section 8.5
Reminder of what this means: Variable rate commission means in basic terms, You-your company is getting paid less by the seller it is sold through your company vs. by a cooperating company (doesn't not affect your offering of cooperating compensation to the other MLS companies).

Listing Maintenance/Broker Load Class Offered Sept 26th

RANW MLS is pleased to offer MLS companies the option to participate in Listing Maintenance (LIM) or 'Broker Load'. Training is required if a company wants to participate. Participation in Listing Maintenance is at the discretion of the participating company broker. The next classes will be at the RANW Office ~ please email MLSTraining@ranw.org if you would like to register for the September 26th, 10 am - 12 pm class.

To participate in LIM, after you have attended training, reviewed all the materials, and put in place your company policy and procedures, please send the signed LIM Office Participation Form to cdreger@ranw.org. Upon receipt of the completed LIM form your company access will be granted within two (2) business days.

Lockbox Program

Supra update for eKEY users - new Android 8.0

Android recently released operating system 8.0 for phones and tablets. Supra has completed testing of the new OS with the eKEY app and are happy to announce there are no issues.

WRA now offers free access to the WRA Tech Helpline as part of your REALTOR® or Affiliate Designate membership. This technical support helpline can assist you with computer-related issues in your office, including support on PCs, Macs, tablet machines, smartphones and more. The service is free and is part of your WRA membership. The April edition of the Wisconsin Real Estate Magazine should have included a personalized contact information card for the helpline.
This new benefit provides you with on-demand access to computer support professionals for quicker, less frustrating resolutions to your technology problems.
