Winnebago Floodplain Information Assistance

The Winnebago County Zoning Office will provide assistance to persons inquiring about floodplain property within the unincorporated area of the County.  This is not a floodplain determination for the purpose of determining if flood insurance is required.  The information must be obtained in person in order to locate the property.  The following will be provided:

Elevation datum system
*Copies of Elevation Certificates

*available at the zoning office for all floodplain construction since 1990
The Zoning Office's general walk-in office hours are 8 - 10 am or by appointment.

Wisconsin Supreme Court race and Local Spring Elections - Tuesday, April 3, 2018
RANW has adopted a new process for involvement in local spring elections for county, town, city and village races. Starting this year, rather than conducting candidate interviews, RANW has sent a candidate questionnaire to all participants in contested races.
Their written responses can be viewed by RANW members via a
secure link on the RANW website.
Any candidates that did not respond to the survey request will not have a hyperlink. We encourage all members to please review the answers provided by candidates. You may also get information regarding who is on the April ballot, your polling location, absentee ballots, or how to register to vote at My Vote Wisconsin.

MLS

Year Built vs. Age Range - Two Searches in Paragon Reminder

The Year Built field (plus the Source of Year Built) is required for all Residential, Condominium,Duplex/MultiFamily, and Commercial listings in Paragon. MLS has found that some older Active and Pending listings and some Sold from the past year still have not been updated to include Year Built.
For this reason, it is important to remind you if age of the property is key to your customers, then you may need to perform two separate searches, first using Year Built, and then a secondary search using the old Age Range field to find those listings that have not yet been updated.
This includes when setting up prospect searches. Companies and listings agents are asked again to please update your Sold listings from the past year (as well as any active or pending listings) with Year Built and the Source of Year Built.

MLS Basics Class Offered April 19th and May 15th

Every MLS does things a little bit differently, so learn what RANW MLS needs you to know! The MLS Basics class will cover our rules and recommended listing procedures, offer a review of listing data and forms needed to complete your listings, cover some of the basics of using Paragon, and provide info on the Supra lockbox program.
This class is a great supplement to the Listing Input and Maintenance (LIM) training, and can be attended by new as well as long-time members and office admins who might like a refresher course.

New RANW MLS Statuses & Updated Status Definitions in Paragon MLS System March 19th

ACTIVE and Sub-status of Active
~ Active-No Offer (ACT) This Active status will indicate on some MLS displays as ACT or will display full status name.  
This status will show in public websites, such as Realtor.com and IDX.
 
~ Active Offer with Bump (AB) This Active status will indicate on some MLS displays as AB or it will display the full status name.  Seller has accepted Offer to Purchase which contains a Bump Clause, and may also contain other contingencies.
Example:  Seller may accept bona fide secondary Offers and may, but is not required to, issue a Bump Notice to primary Buyer.
This status will show in public websites.
 
~ Active Offer with No Bump (AN) This Active status will indicate on some MLS displays as AN or it will display the full status name.  Seller has accepted Offer to Purchase which does not contain a Bump Clause, but may contain other contingencies.
Example:  Seller may accept secondary Offers; however, a secondary Offer may not be elevated into primary position unless primary Buyer fails to satisfy contingencies, if any, or the primary Offer is otherwise cancelled by law or mutual consent.
This status will show in public websites.

Assign a Keybox to a Listing with GPS using the Supra Keybox Assistant
~ Offices may already be assigning a new iBOX to a listing through Paragon or through SupraWEB. These are still two great options for Keybox assignment. However, the Keybox Assistant tool will provide an added safeguard in assigning keyboxes using GPS. If the keybox has already been assigned to a listing in SupraWEB or Paragon, using the keybox assistant will not delete the keybox from the listing, but confirm it.
~ Showing and Key Activity reports and showing notifications are more informative when the listing address is displayed rather than just the keybox serial number.
~ The Keybox Assistant feature helps by automatically assigning the listing address to the keybox using GPS when the shackle is released and the key container is opened.

Using Keybox Assistant
~ Make sure you are at the property when releasing the shackle.
~ Select "Adding on a new listing" for the reason when releasing the shackle. ~ Enter the listing MLS # (assigned automatically) or house number (Supra system searches listing database and uses GPS to find a match).
~ If a match is made an email notification including the lockbox serial number, MLS number & address is sent to you from Supra to verify the assignment as long as you have the lockbox in your inventory (defaults to yes).
~ If any of the information in the email is not correct you can log into SupraWEB and correct it.

REALTOR Ethics Requirement Deadline is 12-31-18

REALTORS® are required to complete ethics training of not less than 2 hours, 30 minutes of instructional time within two-year cycles.
The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. A new two-year cycle began January 1, 2017. The deadline for this cycle is December 31, 2018.
