REALTOR NEWS

Bylaws Updated

Amendments required by the National Association of REALTORS were approved 9-28-17 by Directors per RANW Bylaws. The most current version of the RANW Bylaws is September 2017 and is now available on the website by clicking here.

REALTORS Support Boys & Girls Clubs

Earlier this year, the Wisconsin REALTORS® Foundation (WRF), through contributions from members, donated funds to local Boys and Girls Clubs all over Wisconsin. The WRF effort is part of a nationwide initiative by the National Association of REALTORS® to foster relationships between local REALTORS® and their area clubs. Boys & Girls Clubs across the U.S. serve nearly 4 million kids and teens each year. Northeast Wisconsin's four Boys & Girls Clubs received $7700 of these funds in 2017 and RANW was fortunate enough to tour all four local Clubs over the holidays, meeting the kids and the staff at each site. It was an exceptional opportunity and we encourage our members to get to know these community partners.

WRA License Law Updates

2017 SB 455 relating to real estate practice was signed into law at the end of November with changes effective on 12.2.17 (except for the OSL commercial cooperation which goes into effect on 3.1.18 --see the December Wisconsin Real Estate magazine issue for more on commercial cooperation).
For a copy of the updated 2017 Wis. Act 110 please

In a memo to local boards, WRA especially noted that as part of the changes, the law now requires a listing agreement in order to advertise a property. Newly created Wis. Stat. § 452.136 (3) states:
Wis. Stat. § 452.136 (3) ADVERTISING WITHOUT AGENCY AGREEMENT PROHIBITED. A firm and any licensees associated with the firm may not advertise a property unless one of the following applies:
(a) The firm is the listing firm for the property
(b) The firm or a licensee associated with the firm has obtained consent to advertise the property from the listing firm for the property

WRA will continue to update members on these changes in Legal Hottips, the Wisconsin R.E. magazine, Legal Updates and Legal Talks.

MLS

Paragon's 5.62 System enhancements - December 2017

For complete details, please click here.

1. Share Listings on Facebook
Paragon will activate this for our MLS the first part of January. Agents can now share their listings on Facebook via the Listing Input/Maintenance Quick Actions menu. The Share to Facebook quick action item allows the listing agent to share a listing preview. The posted listing preview includes the primary photo, public remarks, and a link to the Detail report in Collaboration Center.

2. Fields Added to Open House
New Open House fields have been made available to all Paragon customers that will increase functionality in the Open House module, which will be active in Paragon soon. A longer Refreshment and Direction field has been added, the length of the existing open house tour Comment has been increased, an agent lookup which can be used to indicate the agent supervising the open house has been added, along with a Yes/No field that customers can use to signify additional open house items such as treats/surprises that will be available, and an open house update field. Likewise, the Listing Input Maintenance form, reports, and views have all been updated to accommodate these additional fields.

3. Listing Display ID Added to the Change Geocode Window
The Change Geocode window has been updated to include the listing display ID at the top. This allows customers to see the ID without having to close the window.

4. Audit Listing and Audit Detail ~ Reports now indicate geocode updates
In order to support the change to a new geocode provider and to resolve the issue of receiving listing change emails for unseen geocode updates, the Audit Listing report and the Audit Detail report will now indicate changes made to the geocodes.

Collab Center - More Updates
1. Now Displays the Photo Labels and Descriptions
When a photo label and or description is added to a listing photo, that information will display within the Collaboration Center detail report on the bottom portion of the photo. If you run the slideshow it will appear at the bottom of the slideshow. Likewise, it will also appear on the mobile view.
2. Notifications Added for Customer Created Searches
Two new options have been added to the Collaboration Center preferences in Paragon: "Notify on new client search" and "Notify on modified client search". When selected, an Agent will be notified when a client creates a new search or modifies an existing one. Both of these options will be enabled by default.
3. Display Address2/Unit in Collaboration Center Email Notifications
In the prior release, the Address 2 field was added to the Collaboration Center reports. This additional enhancement adds Address 2 to the listing reports in the Agent and Collaboration Center email notifications.
4. Unused Beds and Bath labels hidden in Collab Center
The listing reports in Collaboration Center and Email Notifications will now hide the labels for the Beds and Baths fields when a property class does not have specified Beds and/or Baths fields listed in the Class setup. Previously, the labels remained on the listing details even when the fields were not in use. All listing views in Collaboration Center and Collaboration Center Email Notifications for both Clients and Agents will hide the unused Beds and Baths fields.

5. Collab Center - Return to Listings in Mobile View is Available
Now in the mobile view, the Contact Me page didn't have a way to get back to the home screen without clicking the browser 'Back' button. A new 'Close' button has been added to remedy this concern.

6. Collab Center Reflects when Multiple Open House are Offered
If a listing has multiple open houses added, the update screen would only show that the listing had an open house. It did not indicate that there were more than one open houses available. A description has been applied below the listing informing to the client that there are more than one open houses being offered.

7. Collab Center Comments to Client Contain
In this release we have added the actual comment and the listing information to the notification emails. Previously, if a comment was added the client would just get a notification with a comment count. It did not show the comment or the listing information.

8. Feature Category added to Collab Center Search
The Features search in Collaboration Center combines all features into one simple form. Prior to this release, the Features field only searched on the feature category. This made it difficult when the feature descriptions were duplicated or if it was category related. Now Collaboration Center will search on both category and description. It will also show both in the results.

9. Collab Center Modify Password Reset Workflow
The Collaboration Center password reset functionality has been modified to conform to the more secure standards applied to Paragon. When a customer enters their email address and submits it for a password reset email the confirmation message displayed will be the same as is displayed in Paragon. The previous success or failure messages have been removed.

10. Collab Center Neighborhood and School Widget Temporarily Disabled
We are pleased to announce that we are in the process of upgrading the Neighborhood and School Widget found on the detail report within the Collaboration Center. The new widgets will be provided via a partnership with a company called Onboard; this will not take effect until sometime in 2018. Until the integration with the "Onboard" widgets for Neighborhood and School Widgets are complete, Paragon will temporarily disable this functionality on the Collaboration detail view.

Lockbox Program

Need To Access Lockboxes?

The only key you need is the Supra eKEY app that works directly with the new Bluetooth lockboxes and your smart phone. Please submit the appropriate key agreement, signed by your broker and payment to get started.
If you currently have a DisplayKEY and cradle to upgrade to the Supra eKEY app, please do so by the end of February. These keys will be phased out after February 28, 2018. It takes less than 10 minutes to upgrade in the office. We also have several courier drop-sites throughout the Fox Valley to assist you in getting the equipment to us so that we may upgrade you via phone or email.
Having trouble with the new Bluetooth Lockboxes?
Remember to push up on the key container in order to wake up the Bluetooth technology and battery. This also needs to be done in order to release the shackle. When the lockbox is awake, the red light on the lockbox will flash red. Also make sure the Bluetooth in your smart phone settings is turned on.

Brokers, Managers and Office Administrators:

Please update your files --ith the Lockbox conversion that occurred during the end of 2017, the fob is no longer needed to access lockboxes and the key agreements have also been updated. Please click here for the latest copy, October 2017.

Be Prepared - Set up Your SupraWEB account

Save yourself from a potentially embarrassing moment by setting up your SupraWEB Account. Many people have been getting new phones, not realizing that they will need a new authorization code to activate the eKEY app, even if it appears to have transferred over from their old phone.
It takes just a few minutes to set up your SupraWEB account, a valuable tool for tracking lockboxes, updating keys, and generating authorization codes for eKEYs. Please see link below for directions. Also, check out the links of interest on InnoVia for other helpful eKEY info.

BUSINESS RESOURCES

WRA Offers Members FREE Tech Helpline

WRA now offers free access to the WRA Tech Helpline as part of your REALTOR® or Affiliate Designate membership. This technical support helpline can assist you with computer-related issues in your office, including support on PCs, Macs, tablet machines, smartphones and more. The service is free and is part of your WRA membership. The April edition of the Wisconsin Real Estate Magazine should have included a personalized contact information card for the helpline.
This new benefit provides you with on-demand access to computer support professionals for quicker, less frustrating resolutions to your technology problems. Not only does the helpline keep your office running more smoothly, but it also minimizes downtime, saves in computer maintenance costs, provides greater business confidence, and ultimately, gives you more time to stay focused on transactions and less time troubleshooting technical issues.
Try the service today! One or two phone calls to the WRA Tech Helpline could help pay for membership in itself.
