WCR 2018 Region II Conference ~ June 13-15th, Green Bay

The WCR Region II conference will be hosted in Green Bay at the historic home of the Green Bay Packers, Lambeau Field.  Region II is comprised of the State and local networks from Illinois, Indiana, Michigan, Ohio, and Wisconsin. RANW REALTOR® Lori Muller is WCR's Region II RVP.
The Women's Council of REALTORS is the 12th largest Women's organization in the country.  The regional conference is an annual tradition bringing together industry leaders and top producers from across these five Midwestern states.

Safety Alert

Online rental scams are back in our local news and are being reported again to MLS. Reminder to be aware of online ads fraudulently advertising properties for rent using info obtained from legitimate property listings for sale. The aim of the ads is to entice would-be renters to illegally sign leases and wire funds.
Should you experience such a situation, notify the online advertiser, and report the incident to local law enforcement and to state and federal consumer protection agencies. Both the Federal Trade Commission (FTC) and the Wisconsin Dept of Agriculture, Trade and Consumer Protection (DATCP) have online reporting websites for rental and other internet and advertising scams. And as always, follow your office safety policies.

Business Email Compromise -- Wire Transfer Fraud Update

"Business Email Compromise" is the term that law enforcement uses to describe fraud schemes wherein the perpetrator convinces the victim to send a wire transfer to a designated (fraudulent) bank account. The wire instructions are usually received via email, from an email account that appears to belong to someone the victim trusts. However, the email account is usually slightly, and almost imperceptibly, different than the sender's legitimate email account.
Brian Due, the WRA's wire transfer fraud contact, will be retiring from his position as an FBI Special Agent on May 29. His squad is severely understaffed, so it's unlikely any Business Email Compromise (BEC) schemes will be investigated by the Milwaukee FBI office for the foreseeable future.
Agent Due recommends two things be done if someone becomes the victim of a BEC scheme in the future:
First, make sure the victim reports the issue to their financial institution immediately, and that their financial institution promptly contacts the financial institution that received the wire.
Second, the victim should report the fraud to www.ic3.gov. That website includes an online complaint form, but it doesn't necessarily have to be filled out by the victim. A relative or friend of the victim can assist the victim in filing the report. Once filled, the ic3.gov staff will send the report to the appropriate FBI field office.

Wisconsin's Direct Giver Program Kickoff

We are officially in RANW's Direct Giver Fundraising period. We ask that all members who have been Direct Givers, or wish to become new Direct Givers please send in your contribution now so that we are able to help candidates who are raising funds and campaigning for the November election. The WRA Direct Giver Program provides an alternative to an RPAC contribution for members who: 
- wish to retain full control and direction over who will receive their political contributions 
- wish to give personal contributions to candidates for local and state elections and at the same time benefit the REALTORS® Association
Direct Giver Process 
1. Solicitations: The minimum contribution is $100.00. 
2. Checks: Checks can be used and must be made to the WRA DirectGiver Program (not RPAC). Checks can be sent to RANW, W6124 Aerotech Dr., Appleton, WI 54914. 
3. Credit Cards: You may also pay on-line via credit card.

4. Control: Contributions to the Direct Giver Program are deposited in a separate bank account from RPAC contributions. Structurally, the WRA then acts like a bank, with disbursements permitted only with the explicit authorization of the contributor. That is, you retain full control on how your direct giver money is spent. 
5. Directing Contributions: Contributors may at any time direct their contributions, in whole or in part, to any candidate for local, state or federal office. When disbursing funds, contributors can email or call RANW or WRA to indicate how they wish their money to be distributed.

MLS Alerts and Reminders

The following reminders are to assist Members in having their listings activated in the MLS soon as possible. If any of the items below are present, the listing will NOT go live in the MLS until the correction(s) have been made. A notice is given to the list agent/company informing them it is not complete. The listing is put on the bottom on the pile and the next listing is reviewed by staff and the iCheck System. Don't forget that a valid Listing Contract must be attached to the listing as well prior to the listing being reviewed:

No Showings Until:  If a listing has "No Showings until" in the Remarks of the listing.  First, this must be in the listing contract (or an amendment)signed by the Seller, and secondly it shall be in the Public Remarks. ALSO per the MLS Rules, this includes the listing company, unless the listing contract is an Office Exclusive.

Contract Dates: If the listing contract date and the dates entered into the MLS System do not match, the listing will not go in live until it is corrected.

Other-See Remarks: If you select "Other See Remarks", for any data source such as Lot Size, Room Descriptions, or Features on a listing you have entered, you must enter the data related to that subject in the Public Remarks.

Finished or Unfinished Rooms: There are specific description choices for finished or unfinished rooms. You may not enter a 3 season room or screened porch or sun room under the finished room section of room dimensions, nor may room be included in the Finished Square Footage of the listing.

Square Footage and Finished Room Dimensions: The finished square footage and the room dimensions that you enter should mirror each other- if you have a room that is unfinished in room dimensions, the listing will need to be updated and most likely the square footage also.

Variable Rate Commission: The MLS Rules, per NAR calls for the requirement of disclosing Variable Rate Commission. If the listing contract suggests this, then the listing shall be indicated with a yes. See MLS Rules Section 8.5 for definition.

Finished Square Footage: Please check your numbers, as the finished square footage for finished above grade and finished below grade are not adding up to Total Finished Square Footage.

Municipality: Municipality is where the property is legally located, i.e., Town of Allouez, Town of Grand Chute, Town of Friendship - is NOT the City of Green Bay or City of Appleton, City of Fond du Lac - do not put the mailing city for the municipality of where the property is located.

Late Listings: If a listing is not going to be submitted to MLS within 5 business days of the list date or the seller's signature date (whichever comes later) per MLS Rules, the listing contract must be emailed separately to MLS to comply, even if the listing contract states that listing is not to be entered into MLS - For example: never to be entered into MLS, or entered into MLS on June 15th - every listing contract must be submitted to MLS within 5 days of the dates (10 days for commercial).

MLS Basics Class Offered ~ Tuesday, June 12th

Every MLS does things a little bit differently, so learn what RANW MLS needs you to know! The MLS Basics class will cover our rules and recommended listing procedures, offer a review of listing data and forms needed to complete your listings, cover some of the basics of using Paragon, and provide info on the Supra lockbox program.
This class is a great supplement to the Listing Input and Maintenance (LIM) training, and can be attended by new as well as long-time members and office admins who might like a refresher course.

RPR Refreshes ESRI Data

RPR’s Federal and/or Local Economic Area Reports is fed by a much-trusted analytics platform called Esri. Now, RPR has refreshed its Esri data to include more than 1 billion data points, which includes projected data to 2022. Along with new metrics, such as “daytime population” and “daytime population density,” the refresh reveals a wealth of new data in support of our tapestry, demographic, economic and lifestyle data and analytics.

Sold-Comp Only Listings to be Entered Only by MLS Staff

Beginning June 1st, listings with the Sold-Comp Only status will only be allowed to be entered into the MLS by MLS Data Entry staff.  Members continue to enter these Comp-Only listings into the system incorrectly, thereby possibly showing within the Prospects, Searches and Statistics. 

MLS Data Entry staff will be happy to enter these into the MLS System for you if they qualify and you have all the necessary information. 

To qualify: these listings were not ever entered into the MLS System and there was a one party contract to list and or sell this property. 

To have sold/comp only listing entered into MLS:
a listing data form needs to be completed with all of the required fields, along with all of the required sold information  Please

Assign a Keybox to a Listing with GPS using the Supra Keybox Assistant
~ Offices may already be assigning a new iBOX to a listing through Paragon or through SupraWEB. These are still two great options for Keybox assignment. However, the Keybox Assistant tool will provide an added safeguard in assigning keyboxes using GPS. If the keybox has already been assigned to a listing in SupraWEB or Paragon, using the keybox assistant will not delete the keybox from the listing, but confirm it.
~ Showing and Key Activity reports and showing notifications are more informative when the listing address is displayed rather than just the keybox serial number.
~ The Keybox Assistant feature helps by automatically assigning the listing address to the keybox using GPS when the shackle is released and the key container is opened.

Using Keybox Assistant
~ Make sure you are at the property when releasing the shackle.
~ Select "Adding on a new listing" for the reason when releasing the shackle. ~ Enter the listing MLS # (assigned automatically) or house number (Supra system searches listing database and uses GPS to find a match).
~ If a match is made an email notification including the lockbox serial number, MLS number & address is sent to you from Supra to verify the assignment as long as you have the lockbox in your inventory (defaults to yes).
~ If any of the information in the email is not correct you can log into SupraWEB and correct it.

REALTOR Ethics Requirement Deadline is 12-31-18

REALTORS® are required to complete ethics training of not less than 2 hours, 30 minutes of instructional time within two-year cycles.
The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. A new two-year cycle began January 1, 2017. The deadline for this cycle is December 31, 2018.
