REALTOR® Children Scholarship Deadline is Friday, March 9th

A membership benefit of the Wisconsin REALTORS® Association is the REALTOR® children's college scholarship. In 2018, the Wisconsin REALTORS® Foundation board of directors of the association will award ten (10) $750 scholarships to sons or daughters of Association members. Click here for an application and return it by March 9, 2018, to the Wisconsin REALTORS® Foundation Inc., 4801 Forest Run Road, Suite 201, Madison, WI 53704.
Eligibility criteria
1.  Applicants must be sons or daughters of members of the Wisconsin REALTORS® Association to be considered for a scholarship award. Members must have maintained their relationship with the WRA continuously for at least three (3) years. Members must be current with respect to dues.
2.  Applicants must have applied to at least one accredited two- or four-year college to be considered. Evidence of application is required.
3.  Applicants must submit all materials to the Wisconsin REALTORS® Association by the deadline date of March 9, 2018.
4.  All scholarship awards will be paid directly to applicant. 

WRA Partnership for Success Program

The WRA Partnership for Success Program is designed to promote diversity within the REALTOR® membership and enhance the probability of long term success in the real estate profession for new agents. Diversity within a brokerage firm also draws a wider range of clients and customers to the firm. The Program provides start-up assistance for new minority licensees including a REALTOR dues waiver, six months MLS fees as well as education and convention opportunities. Most benefits extended are subject to repayment within three years either in cash or via volunteer hours.

Government Affairs

City of Oshkosh Adopts Service Line Replacement Requirement

The City of Oshkosh has adopted changes to the municipal code, Chapter 20 - Plumbing, to make full lead water service lines replacement mandatory. They also have a grant program in which property owners can receive reimbursement of 50% up to a maximum of $1500. Additional reimbursement is available to property owners who meet certain income requirements. To see the full letter from the city to all property owners, please click here.

Local Spring Elections - April 3, 2018

RANW has adopted a new process for involvement in local spring elections for county, town, city and village races. Starting this year, rather than conducting candidate interviews, RANW has sent a candidate questionnaire to all participants in contested races. Their written responses will be made available to RANW members via a secure link on the RANW website starting March 14th and in the April newsletter. We encourage all members to please review the answers provided by candidates and be sure to vote on April 3rd. Local races may not get the attention that state and federal elections do, but they are just as important!
You may also get information regarding who is on the April ballot, your polling location, absentee ballots, or how to register to vote at My Vote Wisconsin.

MLS

MLS Pending

Listings should be put into the Pending status when all contingencies to the offer have been met. MLS Rules allow up to 3 business days to enter a Status change. 
Pending: The property in Pending status indicates there is an Accepted Offer with NO contingencies; it is ready to close. The DOM are calculated from Pending Date for RANW MLS now (not the Sold date), so this Pending status and date are very important.

New Active Status & Public Display of Offer Status

RANW MLS has added two new Active Status options to the MLS Paragon System. MLS will soon begin sharing the Offer Status as selected and shown in MLS for display on publicly-accessed websites such as IDX, Realtor.com, Zillow, etc. These new Active Statuses will indicate the Offer Status as well as noting the seller's intent to continue to show the property. This is expected to be implemented by the end of March. Please click here for complete details.

Fair Housing Questionable Words & Phrases

Paragon is now automatically checking listing remarks against a list of words and phrases from the RANW Fair Housing Committee that members should use cautiously if at all in order to avoid Fair Housing issues. Use of any words and phrases from this list will trigger a courtesy email to the listing agent/office with a reminder to review the Remarks text to make sure Fair Housing Guidelines have been met. MLS Basics - New Training Class offered March 21st & April 19th

Every MLS does things a little bit differently, so learn what RANW MLS needs you to know! The MLS Basics class will cover our rules and recommended listing procedures, offer a review of listing data and forms needed to complete your listings, cover some of the basics of using Paragon, and provide info on the Supra lockbox program.
This class is a great supplement to the Listing Input and Maintenance (LIM) training, and can be attended by new as well as long-time members and office admins who might like a refresher course.

Notice of MLS Copyright to our Participant Members and their Agents

In order to strengthen the MLS position with regard to applications we submit to the Copyright Office, we're advised a user agreement is necessary. RANW MLS will be adding a "Click-through" agreement on the RANW MLS Paragon Site in early March. When logging into the MLS System, subscribers will need to click "Agree" to continue. Under NAR Policy, the MLS is the owner of the copyright in the MLS database compilation - i.e. the arrangement and coordination of the data in the database. The click-through agreement is an acknowledgement, as stated below. You will only be required to click through once. The click-through language you will see on Paragon is: 
Selection, coordination, and arrangement as work for hire

This "click-through" affirms legal rights.  Consult an attorney if you have questions.

When you enter listing data and content into the REALTORS® Association of Northeast Wisconsin Multiple Listing Service, Inc.(RANW MLS) system you make decisions about, among other things, what to include and how to present those components.  In copyright-law terms you are "selecting," "coordinating," and "arranging" this information, and this is part of a "compilation copyright." RANW owns the compilation copyright in the MLS databases and as a condition of using the RANW MLS system you agree that the selection, coordination, and arrangement of the listing data is a work made for hire under the Copyright Act of 1976.  This does NOT change ownership of the original text (like public remarks), photographs, or videosthat you enter for your listings.

By proceeding I AGREE and assert that the selection, coordination, and arrangement of the data and content I enter into the RANW MLS database compilation is a work made for hire on behalf of RANW and that RANW is the author for purposes of copyright.  If I DO NOT AGREE, I understand I will not be permitted further access to the RANW MLS system.

Paragon and Facebook

The option to share listings from Paragon to Facebook will become available to members at the same time as programming is complete for the new Active statuses. Members are reminded to follow MLS Rules, DSPS Rules and the Code of Ethics relating to public display of MLS information.

Need The eKEY App to Open Lockboxes?

As a new user of the Supra eKEY App, you will need to have RANW staff assign a serial number and pin code. New Keyholders need to submit a Key Agreement and payment before a serial number can be assigned.
Downloading the App is free and easy! If you are using an iPhone, go to the App Store and search for Supra eKEY. You may need to have your Apple ID and password ready in order to download the App.
If you have an Android device, go to the Play Store and search for Supra eKEY. You may need to have a Play Store account set up in order to download the App. 
To activate the app, you must also set up a SupraWEB account to generate an authorization code. You may do this at any time after you are assigned a serial number and pin code by RANW staff. 

Lockbox DisplayKeys - Inactive as of March 1st

If you still have an old DisplayKEY and not yet using a smart phone, tablet or other Bluetooth device, the old DisplayKEYS were inactivated on March 1st.
Please call or email RANW MLS to schedule an appointment to turn in your key and cradle and get the app installed on your compatible device.

You will need to know:

1. How to get into your Apple Store or your Play Store, and
2. Any passwords you need to do so. MLS will then be able to assist you to add to your device the Supra eKEY app and generate an authorization code to get you operational!

Old Lockboxes
Old Lockboxes still not returned to RANW will be invoiced with the March 2018 MLS Billing. If you have any old lockboxes, please return them to RANW immediately to avoid billing. If you come across an old lockbox on a listing, please contact RANW with the serial number and address.

Reciprocal Lockbox and Key Access

As a keyholder of the RANW MLS, you have the opportunity to get reciprocal access to the South Central Wisconsin and Central Wisconsin MLSs' lockboxes. South Central, Central and RANW use the same Supra Lockbox system. Please contact RANW to set up your reciprocal access with these boards. There is no fee to do so. Once reciprocal access is set up, the member will have access until the Supra system is no longer shared. Please set up showings prior to obtaining keys on any listings. If a member of the South Central Wisconsin MLS or the Central Wisconsin MLS Board would like reciprocal access, that member needs to contact their board. The request for reciprocal set up needs to be submitted by member's board to the board they would like access to.

Lockbox Assignment

Lockboxes can be assigned to listings in Paragon. When you are maintaining your listing, click the orange button with a white lock in the middle of the page. This will lead you to the Supra Lockbox assignment tool. Enter the serial number of the lockbox and click 'save'. This lockbox is now connected to your listing. Using this tool you will be able to see showing activity on the listing in SupraWEB. The information sent to SupraWEB from Paragon will work together to keep your lockboxes organized.

REALTOR Ethics Requirement Deadline is 12-31-18

REALTORS® are required to complete ethics training of not less than 2 hours, 30 minutes of instructional time within two-year cycles.
The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. A new two-year cycle began January 1, 2017. The deadline for this cycle is December 31, 2018.
Training may be completed through the following options:

REALTOR Emeritus Applications Due by March 23rd

REALTOR® Emeritus is a NAR designation available to any current REALTOR® member in good standing who has been a REALTOR® consistently for at least 40 years in a local board and a member of NAR, who currently serves on a local, state or national association committee.  
~ Applications submitted in the years 2015 through 2019 will require proof of one (1) year of service* at the local, state, or National Association level.
* "Service" is defined as serving as an officer, director, committee member, federal political coordinator, president's liaison or regional coordinator to a country with which NAR holds a reciprocal agreement.

In some cases, RANW does not have data from the year a REALTOR® joined, so we don't notify members.  If you feel you qualify for REALTOR® Emeritus, please contact Cheryl at
cdreger@ranw.org by March 23rd.  RANW will work with you to complete the application and provide evidence of your 40 years and proof of service to submit to NAR.
