Help Wisconsin Children in Need with Emergency Food Boxes

It has been one month since the Wisconsin REALTORS® Foundation (WRF) launched its effort to raise money for Feeding Wisconsin and its network of statewide food banks to distribute emergency food boxes to those in need due to COVID-19.

Thank you to those who have helped and have donated already. However, we still need $1,500 to reach the $10,000 goal. The WRF is dedicated to helping children who struggle with hunger, and we are asking for you to help Wisconsin's children in need with a financial donation to raise money for these emergency food boxes.

Your $12 donation buys a 10-pound box of food. Each 10-pound box contains:
~ Protein items (e.g. peanut butter, canned meat/tuna, beans)
~ Canned fruits and vegetables
~ Carbohydrate items (e.g. pasta, rice, instant mashed potatoes, mac & cheese)
~ Ready-to-eat meals (e.g. canned soup, canned pasta)
~ Additional items may include cereal, pancake/muffin mix, pasta sauce and snacks

Wisconsin food banks and pantries are experiencing unprecedented increased demand; two to four times the need for their services. With food-insecure children out of school for the remainder of the school year, more pressure is placed on families to budget and provide breakfast and lunch for their children every day.

Make a REAL difference by helping those in need during COVID-19.   Learn more about the WRF at
www.wra.org/WRF or click here to donate now.

Government Affairs

Wisconsin's Direct Giver Program Kickoff

We are officially in RANW's Direct Giver Fundraising period. We ask that all members who have been Direct Givers, or wish to become new Direct Givers please send in your contribution now so that we are able to help candidates who are raising funds and campaigning for the November election. The WRA Direct Giver Program provides an alternative to an RPAC contribution for members who:
- wish to retain full control and direction over who will receive their political contributions
- wish to give personal contributions to candidates for local and state elections and at the same time benefit the REALTORS® Association
Direct Giver Process
1. Solicitations: The minimum contribution is $100.00.
2. Checks: Checks can be used and must be made to the WRA DirectGiver Program (not RPAC). Checks can be sent to RANW, W6124 Aerotech Dr., Appleton, WI 54914.
3. Credit Cards: You may also pay on-line via credit card.
Click here and login to the WRA site. Or you can call Jennifer at 920.739.9108 with your credit card information and she will take care of it.
4. Control: Contributions to the Direct Giver Program are deposited in a separate bank account from RPAC contributions. Structurally, the WRA then acts like a bank, with disbursements permitted only with the explicit authorization of the contributor. That is, you retain full control on how your direct giver money is spent.
5. Directing Contributions: Contributors may at any time direct their contributions, in whole or in part, to any candidate for local, state or federal office. When disbursing funds, contributors can email or call RANW or WRA to indicate how they wish their money to be distributed.

Attention Brokers - Office Visits

Please consider adding a legislative update to your next office meeting agenda. I would welcome the opportunity to speak to your agents about the association's legislative successes this past session and how RPAC and Direct Giver contributions can make a difference to our success as an industry.
As brokers, you have a unique opportunity to encourage agents within your office to get involved. Your example and encouragement sends a very strong message about the importance of supporting the advocacy effort of the Association. To schedule an office visit, please contact Jennifer at
jsunstrom@ranw.org or call 920-739-9108.

Showings and Open Houses - WRA Legal Update

Open House Best Practices During COVID-19
The WRA legal team has fielded a series of questions relating to in-person open houses. Please note the WRA continues to recommend sellers and their agents avoid having in-person open houses even after Wisconsin's "Safer at Home" order has been lifted and communities begin to relax restrictions. Instead, the WRA encourages agents to show properties virtually to buyers or offer individual showings to interested buyers.

However, if sellers, real estate firms and agents are willing to have in-person open houses after checking for any applicable local safer-at-home orders, the WRA has created a new document titled "COVID-19 Best Practices for In-person Open Houses."
View the best practice document by clicking HERE. Note that the information in the document may change due to the ever-evolving circumstances during the pandemic.

MLS Clear Cooperation Policy - Effective April 1 - And Effective July 1st fines begin for reported

Reminder of the updated RANW MLS Rules to comply with the National Association of REALTORS®' Board of Directors approved MLS Policy 8.0, also known as the Clear Cooperation Policy. The policy requires listing brokers who areparticipants in an MLS to submit their listing within one business day of marketing the property to the public.
Summary of new Clear Cooperation Rule: Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants.Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public."

Reminder Wisconsin (DSPS) Advertising License Laws:
Per Wis. Stat.§ 452.136, in all advertising (including social media) a licensee shall disclose the firm's name in a clear and conspicuous manner.  Additionally, a licensee may not advertise a property in any way prior to the effective date of the term of the listing, regardless of when the listing was signed.

With these new RANW MLS submission rules also what went into effect is a
new form to be signed bythe Seller for any Delay Showings or Exclusion from MLS, and submitted to MLS along with listing agreement.

Municipal Sub-Area Codes

Reminder: Municipal Sub-Area Codes are required for listings located in the Cities of Appleton, DePere, Fond du Lac, Green Bay, and Oshkosh. Click HERE to view the Municipal Sub-Area Codes. This information can also be found in the Resources section in Paragon.

Entering New Listings? Watch Your List Date

Members using Listing Input & Maintenance (LIM) to enter new listings should not save their new listings to the MLS before the List Date as entered on the Listing Contract.  It may be saved as a Partial Listing but should not be saved with an MLS number.

If the listing is entered prior to the List Date, members must not upload the Listing Contract to that listing before the List Date. If the Listing Contract appears on the listing before 5:00 pm on the day before the List Date, the Listing Contract will be removed.

Early listing entry and early contract uploads are interfering with Data Entry's process for quickly and accurately confirming new listings. Please be courteous and follow the rules and recommended procedures for the LIM program. If you have questions, feel free to call MLS.
