RANW Annual Meeting and Elections - Stay Tuned

The RANW Annual Meeting, previously scheduled for October at Bridgewood in Neenah was canceled and a virtual option is under consideration later in 2020. Election of Directors will be held either at a virtual meeting or online. The "Jim Smith Excellence in Professionalism Awards" will be postponed until 2021 when we can celebrate the excellence of our members together. Please stay tuned for details.

New WB-11 and WB 14 Offer

As of July 23rd, the DSPS has posted the new WB 11 Residential Offer to Purchase and WB 14 Residential Condominium Offer to Purchase in a watermarked/education version. The optional use date will be August 1, 2020 and mandatory use September 1, 2020. https://dsps.wi.gov/Pages/BoardsCouncils/RealEstate/ContractualForms/Forms.aspx In WRA publications and education materials we are calling the WB-11 the "Take 2" given it is the second WB 11 released in 2020. The WRA legal team has taped legal talks to address the changes in each of the forms. Zipform will be updated as well. In addition, the WRA is updating the RECR and the VLDR to reflect anticipated legislation and changes to the above forms.
The recently updated RANW Addendum to the WB-41 Notice has now been included on ZipForms.

FROM WRA: A Correction to the WB-14 New Condo Offer

Please note there was a late correction made to the WB-14 Residential Condominium Offer to Purchase. Specifically, line 152 in the optional Contingency for Additional Condominium Information has been corrected. Previously it said: The Condominium Association's financial statements for the 2 two years. Now it says: The Condominium Association's financial statements for the last 2 years. The WRA is making this correction in the WB-14 in zipForm and the forms subscription packet. Please check the form your office is using and make sure the corrected version will be used.

Membership Renewal Time Coming Soon! Update Your Preferred Mailing Address

The annual membership renewal dues will be generated in late September and mailed out to each member's preferred mailing address around the first of October.  If you would like to update your preferred mailing address from office to home of vice versa, please login to your member portal with your member id or NRDS id and update the Preferred Mail section.  See instructions here.

The discounted dues deadline will continue to be Sunday, November 15th this year. Thank you for your membership!

Bylaw Changes Approved by RANW Directors September 1, 2020

RANW Bylaw and Membership Policy Amendments Approved by RANW Board of Directors on August 31, 2020   - new language in bold and underline

Amendment to the Bylaws are approved by the following process:
Article XVI Section 1a: Upon approval of amendments by the Board of Directors, such changes shall be noticed to the membership. Within thirty (30) days from the date of publication, all amendments shall automatically go into effect provided no petition from the membership has been received. If a petition signed by five percent (5%) of the members eligible to vote is received by the Association within thirty (30) days from the date of publication, the amendment(s) in question shall be submitted to the members for a vote, either at a membership meeting, or for a ballot vote by mail, or by an electronic vote, at the option of the Board of Directors. Article XVI Section 3: Amendments to these Bylaws which are mandated by the National Association of REALTORS® shall become effective upon their approval by the Board of Directors at any regular meeting of the Directors at which a quorum is present.

CE Live Classes - Schedules and Locations Changed - Please Read Carefully

We've reported for a few months that our original CE dates have been under review with WRA due to the ever-changing course of the pandemic. In addition, we've just been notified by WRA of several instructor changes, so we've had to redo dates and locations and we're grateful to the instructors who stepped in. As with all live events, especially those planned for fall, changes are not unexpected due to extraordinary circumstances and many moving parts.

The two series of six classes have been moved to ONE LOCATION ONLY on new dates listed below.

Two date options for each course; the same class will held twice each of these days. 
Lunch option is available for an additional $12 cost; please see registration form.   Register HERE.

Please note: ALL CLASSES ARE SUBJECT TO CANCELLATION should circumstances warrant related to the COVID-19 pandemic, including instructor availability.

RANW LIVE CLASS REQUIREMENTS: CDC guidelines will be followed wherever possible at the live CE sessions at the Grand Meridian. Class sizes will be limited; social distancing will be required;  masks will be required to be worn AT ALL TIMES except when in the act of eating or drinking - EVEN DURING CLASS, whether or not a state mandate is in place.   

OPTIONS:
With the changing course of the pandemic, ALL LIVE EVENTS ARE SUBJECT to CANCELLATION. If you are concerned about further cancellations with CE, or if you cannot wear a mask for the entire time, there are many other options for CE classes, such as OnDemand, LiveStream (the new Zoom interactive option) and other courses through WRA and Assn's in WI: https://www.wra.org/RECEinfo/ and https://www.wra.org/CeSCHEDULE/ (RANW's classes have not been updated.) Options are also available at area Tech Schools; some start in September.

Blood Drive- Thursday, September 17th ~ Change in Location

RANW's Fox Valley Community Service Committee is back with their annual blood drive on Thursday, September 17th, from 8:30 am-12:00 pm. Due to construction around RANW and a few logistical issues, the new location for the blood-mobile is the parking lot at 1050 N Lynndale Ave in Appleton (CBREG). 2020 WRA Annual Convention (Virtual) ~ September 14-17th

Although the "in person" component is cancelled in 2020, the show will go on as planned - virtually - with great educational opportunities, keynote speakers and panel discussions from September 14-17th. NAR REALTORS® Conference & Expo Will Go Virtual

The 2020 REALTORS® Conference & Expo, originally scheduled for Nov. 13-16 in New Orleans, will transition to a fully virtual format November 2-18. NAR will announce details, including registration information, in the coming weeks around mid-September. The virtual format will include the association's governance meetings, as well as a full roster of educational speakers, energizing live-streamed content, networking opportunities, and an industry expo.

Wisconsin's Direct Giver Program - Candidates Need Your Help Now!

We are reaching the end of RANW's Direct Giver Fundraising period and the November elections are quickly approaching. We ask that all members who have been Direct Givers, or wish to become new Direct Givers please send in your contribution now, so that we are able to help candidates who are raising funds and campaigning for election. The WRA Direct Giver Program provides an alternative to an RPAC contribution for members who: 
- wish to retain full control and direction over who will receive their political contributions 
- wish to give personal contributions to candidates for local and state elections and at the same time benefit the REALTORS® Association
Direct Giver Process 
1. Solicitations: The minimum contribution is $100.00. 
2. Checks: Checks can be used and must be made to the WRA DirectGiver Program (not RPAC). Checks can be sent to RANW, W6124 Aerotech Dr., Appleton, WI 54914. 
3. Credit Cards: You may also pay on-line via credit card.

4. Control: Contributions to the Direct Giver Program are deposited in a separate bank account from RPAC contributions. Structurally, the WRA then acts like a bank, with disbursements permitted only with the explicit authorization of the contributor. That is, you retain full control on how your direct giver money is spent. 
5. Directing Contributions: Contributors may at any time direct their contributions, in whole or in part, to any candidate for local, state or federal office. When disbursing funds, contributors can email or call RANW or WRA to indicate how they wish their money to be distributed.

4-Step Reminder for Delayed Showings

If you are adding a listing with Delayed Showings, remember the following:
~ The Delayed Showings date specifications MUST be included in the Listing Contract.
~ The Seller Authorization to Delay Showings form MUST be included with your listing submission. That form is found here:

~ Delayed Showing info with dates MUST be included in the Public Remarks.
~ The Delayed Showings Yes/No and Date Showings Begin fields MUST be completed in LIM or on the data sheet submission.

Whenever the Data Entry team must stop to contact a listing agent/office for missing information of any kind, listing processing is slowed for all members. If you have questions related to listing submission, it may help to review the Submit A Listing page found here: http://www.ranw.org/mls/submitalisting.asp. For additional questions, feel free to contact MLS.

Realtor.com Adds Flood Risk Tool

On August 26, 2020, Realtor.com® rolled out a new property listing feature called Flood Factor™, an online flood risk visualization tool developed by the First Street Foundation. Realtor.com is the first to integrate a feature like this enabling consumers to access comprehensive flood risk information specific to each individual property, including the FEMA flood zone and a risk score between 1 (minimal risk) and 10 (extreme risk). During a search of realtor.com®, users can now access this flood data along with other filters, such as Schools, Noise, and Crime.

Flood Factor™ supports NAR policy to provide accurate flood mapping with full transparency and disclosure. Because FEMA flood maps cover only the high NFIP population areas along major rivers and some of the coast, many consumers could be buying or selling a home in harm's way and not know. NAR recently commissioned a Legal Research Center study, which found a number of lawsuits against real estate professionals for not taking more steps to disclose flood risk. Flood Factor™can help provide another credible flood risk tool for consumers while filling in the gaps on FEMA maps.

The Power Search is now available in WIREX. This powerful tool can be used to search across multiple categories, including saved searches, listings, contacts, members and offices.  Enter at least 3 numbers or letters into the Power Search, and the Power Search will offer results in multiple categories.

If searching by MLS# in WIREX's Power Search, you must include the 2-letter prefix included with WIREX's MLS#s

REALTOR Emeritus Applications Due by September 25th

REALTOR® Emeritus is a NAR designation available to any current REALTOR® member in good standing in a local board and a member of NAR. REALTOR® members who have a cumulative period of forty years of membership and have completed at least one year of service at the national association level.
* "Service" is defined as serving as an officer, director, committee member, federal political coordinator, president's liaison or regional coordinator to a country with which NAR holds a reciprocal agreement.

In some cases, RANW does not have data from the year a REALTOR® joined, so we don't notify members.  If you feel you qualify for REALTOR® Emeritus, please contact Cheryl at
cdreger@ranw.org by September 25, 2020.  RANW will work with you to complete the application and provide evidence of your 40 years and proof of service to submit to NAR.

DSPS Real Estate License Renewal Deadline ~ Sunday, December 14th

The Wisconsin Department of Safety & Professional Services (DSPS) license renewal deadline is fast approaching! 

Renewal Notification
The DSPS will notify licensees through email, so it is important to make sure your contact information is up-to-date with the DSPS. The license renewal will open up approximately six weeks before the due date, so around early November. The DSPS will send out a courtesy reminder email at that time. After the renewal has begun, licensees will be able to log in and renew their real estate sales or brokers licenses at the following link:

License Renewal & CE Upload
The DSPS requires the completion of four mandatory and two elective CE courses to renew your real estate license by 12-14-20.
