Wisconsin's Direct Giver ProgramWe are in the final stretch of RANW's Direct Giver Fundraising period, and we have only reached 50% of our goal. Soon we will be sending out the Association dues bills and then Direct Giver contributions "fall off the radar". Candidates are already fundraising for upcoming elections and they need your support now more than ever, so please send in your Direct Giver checks today. The WRA Direct Giver Program provides an alternative to an RPAC contribution for members who:
- wish to retain full control and direction over who will receive their political contributions.
- wish to give personal contributions to candidates for local and state elections and at the same time benefit the REALTORS® Association.
Direct Giver Process
1. Solicitations: The minimum contribution is $100.00.
2. Checks: Checks can be used and must be made to the WRA Direct Giver Program (not RPAC). Checks can be sent to RANW, W6124 Aerotech Dr., Appleton, WI 54914.
3. Credit Cards: You may also pay on-line via credit card. Click here and login to the WRA site. Or you can call Jennifer at 920.739.9108 with your credit card information and she will take care of it.
4. Control: Contributions to the Direct Giver Program are deposited in a separate bank account from RPAC contributions. Structurally, the WRA then acts like a bank, with disbursements permitted only with the explicit authorization of the contributor. That is, you retain full control on how your direct giver money is spent.
5. Directing Contributions: Contributors may at any time direct their contributions, in whole or in part, to any candidate for local, state or federal office. When disbursing funds, contributors can email or call RANW or WRA to indicate how they wish their money to be distributed.

Primary Contact Email Limit - Help TipsAs part of the 5.71 release, Paragon has implemented changes to limit agents' ability to enter an email address as PRIMARY for more than one contact. This was done to prevent conflicts impacting collaboration center logins. In doing this, agents have reported impacts to a few workflows.We have recapped those here, along with how to resolve them.
Agent Notification
Description: Agents are setting up multiple contacts using their own Email address as primary for Market alerts
Issue: The number of saved searches per contact is limited, forcing agents to create multiple contacts
Resolution: Paragon has significantly increased the number of saved searches allowed per contact to ensure members can continue to utilize Paragon notification functionality to support this workflow. This was done for all members, across all Clients, based on an analysis of current usage.
Agent Preview
Description: Some agents have inserted their Email address as the primary address for Client contacts in Paragon to intercept and preview listing notifications.
Issue: The Collab Center uses the client Email address as a user name, so this approach is not recommended.
Resolution: Paragon offers workflows specifically designed for this workflow called Agent Preview. Please see the Paragon video below (https://vimeo.com/344578185)
Duplicate Clients
Description: Agents have a contact already in their contact list with this Email address as Primary
Issue: Typically, the agent has an older, inactive contact in the system with this address
Resolution: If your MLS view of contacts defaults to ACTIVE-ONLY, agent must toggle to include inactive contacts to view and resolve the duplicate.Three RPR® Tips for Your MembersCheck out these 3 ways to customize RPR® reports to showcase the exact information their clients require.

| Supra Integration with Showing Time in ParagonSupra is now integrated with our online scheduling system to give you enhanced reporting capabilities! With this new integration, you'll be able to see when your Supra lockboxes were accessed for each of your listings on ShowingTime's Listing Activity Report.
If the date and time the lockbox is accessed matches a scheduled showing, those two activities will be associated with one another. If there was no scheduled showing but he lockbox was accessed, that will also be noted on the Listing Activity Report.
Supra has been enabled at the MLS level for all members, but listing agents will still need to assign their lockboxes to listings by visiting the Supra website: Supraekey.com
Once lockboxes are assigned, follow the steps below for each of your listings:
Step 1: Click on the Listing Setup tab, then Listing Setup in the drop down
Step 2: Select any listing to add Supra iBox information
Step 3: Navigate to the "Access Information" section of the listing's worksheet and under "Access Details" select Supra iBox in the drop down
Step 4: Click Save Changes
Follow these simple steps for each of your listings to receive more detailed Listing Activity Reports!

This month Supra is featuring Corwin Peterson, manager of the Supra contact center. Corwin introduces a how-to video for Supra Biometrics and One Day PIN Code. With this information, you will learn how to enter your pin code only once per day using the eKEY app. You will also learn how to use "biometrics" (your fingerprint) to open a lockbox!

Supra Lockbox One Day Code Versus Reciprocal AccessAny nonmember of RANW who is in a MLS participating in WIREX, is eligible for a one-day code for lockboxes in the RANW MLS service area. This does NOT include nonmembers who are members of Central WI MLS or South Central WI MLS.
Any nonmember in the CENTRAL WI MLS or SOUTH CENTRAL WI MLS is eligible for reciprocal access to the Supra System. For reciprocal access that will last until participating MLSs Supra Lockbox system expires, please contact your primary MLS for set-up. A member of RANW looking to reciprocate with Central or South Central WI MLSs should contact RANW MLS at 920-739-9108 or e-mail aschilling@ranw.org.

Go to Supraekey.com and register using your eKEY serial number and Pin Code.
Your serial number and pin code is activated and provided by your primary MLS office, to Companies and Members participating in the MLS Lockbox and Key Program. Once activated, please keep this information for as long as you have an eKEY.

Some Myths and Realities About Real Estate Appraisals and AppraisersBrought to you by the RANW Appraiser Committee
Myth: Assessed value should equate to market value.
Reality: While most states support the concept that assessed value approximate estimated market value, this often is not the case. Examples include when interior remodeling has occurred and the assessor is unaware of the improvements, or when properties in the vicinity have not been reassessed for an extended period.
Myth: The appraised value of a property will vary, depending upon whether the appraisal is conducted for the buyer or the seller.
Reality: The appraiser has no vested interest in the outcome of the appraisal and should render services with independence, objectivity and impartiality - no matter for whom the appraisal is conducted.
Myth: Market value should approximate replacement cost.
Reality: Market value is based on what a willing buyer likely would pay a willing seller for a particular property, with neither being under pressure to buy or sell. Replacement cost is the dollar amount required to reconstruct a property in-kind.
Myth: In a robust economy - when the sales prices of homes in a given area are reported to be rising by a particular percentage - the value of individual properties in the area can be expected to appreciate by that same percentage.
Reality: Value appreciation of a specific property must be determined on an individualized basis, factoring in data on comparable properties and other relevant considerations. This is true in good times as well as bad.
Myth: You generally can tell what a property is worth simply by looking at the outside.
Reality: Property value is determined by a number of factors, including location, condition, improvements, amenities and market trends.
Myth: Because consumers pay for appraisals when applying for loans to purchase or refinance real estate, they own their appraisal.
Reality: The appraisal is, in fact, legally owned by the lender - unless the lender "releases its interest" in the document. However, lenders must provide property buyers with free copies of appraisals no later than three days before the loan closes.
Myth: Consumers need not be concerned with what is in the appraisal document so long as it satisfies the needs of their lending institution. Reality: Only by reading a copy of their appraisal can consumers double-check its accuracy and question the result. Also, it makes a valuable record for future reference, containing useful and often revealing information - including the legal and physical description of the property, square footage measurements, list of comparable properties, description of the general market area and current market trends in the vicinity.
Myth: Appraisers are hired to provide opinions of value only in situations involving mortgage lending transactions.
Reality: Depending upon their qualifications and designations, appraisers can and do provide a variety of services, including advice for estate planning, dispute resolution, zoning and tax assessment review and cost/benefit analysis.
Myth: Because of their high level of experience and education, Appraisal Institute Designated members charge a premium for their services.
Reality: In today's competitive market, appraisal fees for residential properties are likely to be comparable.
