MLS Clear Cooperation PolicyThe National Association of REALTORS®' Board of Directors approved MLS Policy 8.0, also known as the Clear Cooperation Policy. The policy requires listing brokers who are participants in an MLS to submit their listing within one business day of marketing the property to the public.
Here is the full text of MLS Statement 8.0:
"Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants. Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public."
MLSs have until May 1, 2020, to adopt the policy. The RANW MLS Rule regarding this new policy has been integrated into the RANW MLS Rules. The new Rules will be sent out to MLS Participants this month. The new MLS submission rules will go into effect April 1, 2020, with a grace period until July 1st, 2020, for fines. From April 1st - July 1st warning notices will be sent to MLS Participants, based on verified complaints received from members. Thereafter, violations will be subject to a progressive fine schedule.
Also new, the RANW MLS local portion of this NAR Rule includes a new required form to be signed by the Seller for any Delay or Exclusion from MLS. Please click link for new form. For more information, please see also the WRA Legal Update, December, 2019 regarding MLS Clear Cooperation Policy. Reminder: Tax Updates for Active ListingsDon't Forget! If your listing is still Active in MLS, don't forget to update the Tax Net Amount and Tax Year! Paragon has updated tax data for more than half of our counties so far. New Text Feature Added to ParagonNew text messaging features have been added to Paragon. You can now text listings to your contacts! Entering New Listings? Watch Your List DateMembers using Listing Input & Maintenance (LIM) to enter new listings should not save their new listings to the MLS before the List Date as entered on the Listing Contract. It may be saved as a Partial Listing but should not be saved with an MLS number.
If the listing is entered prior to the List Date, members must not upload the Listing Contract to that listing before the List Date. If the Listing Contract appears on the listing before 5:00 pm on the day before the List Date, the Listing Contract will be removed.
Early listing entry and early contract uploads are interfering with Data Entry's process for quickly and accurately confirming new listings. Please be courteous and follow the rules and recommended procedures for the LIM program. If you have questions, feel free to call MLS. Agent Profile Changes Not Picked Up by Realtor.comWhen an agent joins the MLS, a very basic agent profile is set up on Realtor.com. Realtor.com relies on agents to claim and maintain their profiles, and therefore does not pull any agent changes from the MLS.
If you register a new email address or phone number with the MLS, Realtor.com does not update your profile with these changes automatically. Agents need to login to their profile to make any agent changes, including adding a photo. Please see two links below that will assist you in maintaining your Realtor.com profile.
