Revised Real Estate Condition and Disclosure Reports-July 1st Use Date

The WRA has revised the Real Estate Condition Report (RECR), Vacant Land Disclosure Report (VLDR), Real Estate Condition Report - Farm (RECR-Farm) and Seller Disclosure Report - Commercial (SDR-Commercial). The forms will be available in Transactions (zipForm Edition) and the WRA's subscription-based PDF Forms Library for use as of July 1, 2023.

Italicized language has been added to the RECR and the VLDR to prompt disclosure of defects in solar panels and systems and the presence of rented water treatment systems. Examples of water treatment systems including reverse osmosis, iron filters and other filters have been added after that question to help sellers and buyers better understand what might constitute a water treatment system. Disclosure of infestations impacting trees was added in part to prompt sellers to disclose issues related to the emerald ash borer. Other added italicized disclosure prompts relate to private road agreements, internet service, accessibility features, electric vehicle charging stations, rights of first refusal and more.

WRF's Team Up Against Hunger Campaign Exceeded One Million Meals!

At the beginning of June, the Wisconsin REALTORS® Foundation (WRF) announced a goal of trying to raise one million meals for its partner, Feeding Wisconsin. At the beginning of the campaign, they were 13,800 meals away from raising one million meals and at the end crushed the goal by raising 36,450 meals!

To those who helped promote the campaign and even donated, thank you. Your generosity has helped the more than 182,000 Wisconsin children who struggle with hunger every single day.

Thank you for being “One in a million" meals.

A new brochure titled, "REALTORS® Do More Than Sell Homes," was unveiled at REALTOR® and Government Day that highlights four pieces of legislation that the WRA passed to promote and protect your client's property rights and property taxes. Shredded Paper AND Plastic Bags are NOT Recycling

Outagamie County Recycling and Solid Waste are looking to spread the word to local REALTORS® within Northeast Wisconsin that shredded paper is NOT curbside recyclable neither are plastic bags. Shredded paper in plastic bags, definitely Not mean for recycling. All these items need to be included with your garbage or contracted with an appropriate entity for disposal. Outagamie County Recycling services 16% of the states recycling market, covering all of our collective members. To the right is a photo of items removed from a recycling dumpster. Not only is shredded paper not curbside recyclable, plastic bags are a detriment to the equipment.

NAR New Fair Housing Training Requirement

National Association of REALTORS® new-member applicants must now complete two hours of fair housing training and existing members must complete two hours of fair housing training every three years as a condition of REALTOR® membership, including one training option that is of no cost to members.

The new requirement was approved by the association's Board of Directors at its May 11 meeting. The three-year cycle coincides with NAR's existing Code of Ethics training requirement and begins in 2025.

WRA Appraiser CE Courses Announced

As the leading expert in Wisconsin real estate practice for over 100 years, the WRA is your top choice in Wisconsin appraiser CE.

All appraiser licenses expire every two years and must be renewed by December 14 of odd-numbered years. To maintain real estate licenses in the state of Wisconsin, real estate licensees must complete 18 hours of continuing education (CE) every two years. For the new biennium, the 18 hours include the completion of 18 one-hour course topics, comprised of 12 mandatory courses and six elective courses.

$525 Million Housing Inventory Investment Approved

Gov. Tony Evers signed into law five historic bipartisan bills that will increase workforce and senior housing inventory in Wisconsin. Additionally, late last night, the legislature’s Joint Finance Committee approved $525 MILLION to fund these loan programs.

These loan programs offer financing tools to grow workforce and senior housing to allow funding for:

In addition to the loan programs, the governor signed a bill that creates certainty and predictability in the development approval process, by requiring local governments to approve housing developments if they comply with local regulations.

Furthermore, the bill streamlines the rezoning process and limits the ability of existing residents, or Not In My Backyard (NIMBYs) to oppose the development of new housing after a project has been approved.

These five bills are a once-in-a-generation opportunity to help spur housing inventory increases throughout Wisconsin. For more information on these transformational laws,

New Vacant Land Listing Scam

RANW MLS has been receiving calls from agents regarding a new listing scam, typically involving vacant land. In addition, a recent meeting with attorneys for other state REALTOR® associations revealed that this scam is nationwide and growing.

Data Compliance will review all listings submitted after 4:30 pm on the next business day. All listings must have the contract uploaded at the time of submission in order to be confirmed.

New DSPS License Application Online

LicensE is the DSPS' new, online, self-guided occupational license application platform that will soon be live for real estate licensees. This platform is currently being used by other professions and occupations, and real estate licensees will soon join the ranks of the lucky ones who enjoy a better online process. Anyone applying for an initial license using the new LicensE platform can apply at license.wi.gov.​ This platform went online for real estate on May 8, 2023.

Ethics Deadline is 12-31-24 - Submit CE Course 4 to RANW

A new three-year ethics cycle began January 1, 2022, and the deadline is December 31, 2024
REALTORS® are required by NAR to complete ethics training of not less than 2 hours, 30 minutes of instructional time within three-year cycle. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®.

Training may be completed through the following options:
~ Course 4: Wisconsin Risk Reduction Through Professionalism (fulfills NAR Ethics) (send Crs 4 certificate to RANW)
~ New Member Orientation class completed January, 2022-December, 2024
